Architectural Sheets: Currently the architectural sheets are sealed with a California seal, please revise as plans must be sealed by an Arizona-registered design professional. Sheet A0.1: Please review and revise the Deferred Submittals and Separate Submittals lists for consistency. A. The Elevator, Escalator, Prefabricated Metal Canopy, and Trash Enclosure shall be identified as Deferred Submittals. B. The Fire Alarm System, Fire Sprinkler System, and Signage Program shall be identified as Separate Submittals. C. Please note that accessibility signage is required for occupancy and should be included as part of the construction documents rather than deferred to a separate signage submittal. D. The construction documents shall clearly identify all components and materials to be used, including, but not limited to, soffit vents, three-coat cement plaster (stucco) systems, weather-resistive barriers, lath, weep screeds, flashings, control joints, expansion joints, sealants, stone veneer attachments, and all associated accessories. References may be provided as typical notes where applicable; however, they shall clearly identify the corresponding construction details and locations on the drawings. Provide sufficient plans, sections, details, specifications, and notes to clearly demonstrate compliance with the applicable code requirements, manufacturer's installation instructions, and approved construction methods, in accordance with IBC Section 107.2.1. Additionally, the wall assembly callout referenced as Detail 13/A9.2 does not appear to correspond with the wall section shown on Detail 1/A5.2. Please clarify and revise the drawings as necessary to provide a coordinated wall assembly. Specifically: • Identify all structural framing members and supporting elements within the wall assembly. • Provide details showing how the cast stone cap and stone veneer is attached and supported, including fastening methods, substrates, anchorage systems, and flashing requirements. • Provide plan-view and section details of the stone veneer assembly where necessary to clearly illustrate the construction. • Include applicable product approvals, ICC-ES reports, manufacturer's installation requirements, and construction details demonstrating compliance with the code and approved installation standards. The construction documents shall clearly illustrate the complete load path and weather-resistive assembly for the exterior wall system. 10. Sheet A9.10: Please provide additional construction drawings, details, and specifications for the glass guardrail system. The submitted information shall clearly indicate how the guardrails are attached to the supporting slab or structure, including the type, size, spacing, embedment depth, and installation requirements for all anchors and fasteners. Provide structural design calculations prepared, signed, and sealed by the design professional responsible for the system, demonstrating compliance with the applicable loading requirements of the 2024 IBC, including concentrated loads, uniform loads, and infill load requirements for guards. The calculations shall verify the adequacy of the glass panels, supporting members, connections, anchors, and supporting structure to safely resist all required design loads. The details shall also identify the glass type, thickness, safety glazing requirements, edge protection, base shoe or attachment system, and any special inspection requirements. Insufficient information has been provided to verify compliance with the 2024 IBC. Refer to IBC Sections 107.2.1, 1607, and 2407. 11. Sheet A6-13: Please provide complete curtain wall design documents, including elevations, sections, anchorage details, structural calculations, design wind pressures, glazing schedules, and manufacturer's engineered shop drawings. The construction documents shall demonstrate compliance with Chapters 14, 16, 17, and 24 of the 2024 IBC. Provide sufficient details to verify the curtain wall system is capable of resisting all applicable loads, maintaining the required weather-resistant exterior envelope, accommodating building movements. 12. Sheet A7.4: Please provide a complete Interior Finish Schedule to include the required and proposed interior finish classifications, including flame-spread and smoke-developed indices for wall and ceiling finishes and floor finish classifications where applicable. Provide sufficient information, product data, testing reports, or specifications to demonstrate compliance with the requirements of 2024 IBC Chapter 8, including Sections 803 and 804 and the applicable interior finish classifications based on occupancy, location, and sprinkler protection. The schedule shall clearly identify finish materials in corridors, exit access corridors, exit enclosures, exit passageways, and all occupied spaces as required by Table 803.13 and related provisions. The construction documents shall contain sufficient detail to verify that all interior wall finishes, ceiling finishes, floor finishes, decorative materials, and trim comply with the applicable fire-performance requirements of the 2024 IBC. In accordance with IBC Section 107.2.1, provide enough information on the drawings to allow verification of code compliance. 13. Sheet A3.0 & S-3 & Structural Calculations/Plans: Please provide structural design documents, engineering calculations, and an evaluation of the existing roof structure for all new rooftop units (RTUs). The submittal shall verify that the existing roof framing, supporting members, connections, and attachments are capable of supporting the proposed RTUs and all applicable design loads. Where the evaluation determines that the existing structure is inadequate, provide engineered repair, reinforcement, or modification details demonstrating how the structure will be brought into compliance. The design shall include all required calculations, details, and specifications for the proposed structural improvements. The submittal shall be prepared, signed, and sealed by an Arizona-registered design professional and shall demonstrate that the supporting structure, attachments, and fastening methods are capable of safely resisting all applicable loads, including but not limited to dead loads, roof live loads, wind loads, seismic loads, equipment operating loads, and any other code-required design loads. Sufficient information shall be provided on the drawings and within the calculations to verify compliance with the applicable provisions of the adopted building code. IBC Sections 107.2.1 and 107.2.7. 14. Structural Calculations: Please indicate, in the structural calculations and on the corresponding construction documents, the proposed resolution for all existing structural members that received an "NG" (Not Good/Not Adequate) status as a result of the structural evaluation. Provide sufficient information to identify the deficient members, the nature of the deficiency, and the corrective measures or strengthening details required to achieve compliance with the applicable design criteria. This shall be treated as a typical requirement for all members identified as deficient, including but not limited to Sheets V-38 (FB10), V-39 (FB11), V-40 (FB11), and similar locations throughout the project. Sheet E6.1 Detail4 Structural Calculations/Plans: Please provide structural design documents and engineering calculations for the ceiling-mounted transformer support and anchorage system. The submittal shall be prepared, signed, and sealed by an Arizona registered design professional and shall demonstrate that the supporting structure, attachments, and fastening methods are capable of safely supporting all applicable loads, including the dead load of the transformer, and any other required design loads.
