1. Please revise Sheet A000 as follows:
A. Remove the note under the "Tucson, AZ Notes" section, as it is not applicable to this project. The proposed design provides separate restroom facilities, the calculated occupant load exceeds 25 occupants, and the currently adopted code is the 2024 IBC. (IBC 107.2.1)
B. Update the referenced accessibility standard from ICC A117.1-2009 to ICC A117.1-2017. (IBC 107.2.1)
C. Revise the Occupant Load calculations, Occupant Load Factors, and Total Occupant Load to comply with IBC Table 1004.5. The exercise area shall be calculated using an occupant load factor of 50 gross square feet per person. Based on this factor, the design occupant load appears to be approximately 38 occupants.
The proposed restroom layout provides separate facilities, which satisfies the plumbing fixture requirements. Although the use is classified as Assembly Group A-3 in nature, IBC Section 301.1.1 states that a building or tenant space used for assembly purposes with an occupant load of fewer than 50 persons shall be classified as a Group B occupancy.

COMMENTS:

1. The water meter serving this tenant space appears to be 1”, rather than the 2” meter shown on Sheet P1.0. Shell permit TC-COM-0725-01290 (Sheet P0.2) indicates a 1” meter serving this space. Please clarify the correct meter size and revise the plans as necessary. Reference: Section 107.2.1, IBC 2024.
2. Please show there are metering faucets for the lavatories dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10 seconds. Reference: Section 412.13, IPC 2024, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.
3. A service sink is required in accordance with Table 2902.1. Please show on the plans. Reference: Section 2902.1, IBC 2024.
4. An additional submeter and backflow preventer have been added, which were not included in the water calculations under the shell permit (TC-COM-0725-01290). Demonstrate that the proposed water distribution system is adequately sized, accounting for pressure losses through the added equipment. The available water pressure in this area appears to range from approximately 46.04 psi to 53.04 psi as well. Reference: section 604.1, IPC 2024.
