1. Plans must be sealed by an Arizona-registered design professional. Reference: Section 107.1, IBC 2024 and Arizona Revised Statutes 32-125, Board of Technical Registration Rules R4-30-3042.
2. Indicate a 1-hour separation or provide fire sprinklers to comply with the 2024 IBC Table 509.1 requirements.
A. Please amend the plans to identify the approved, listed fire-resistance-rated assembly details for all fire-resistance-rated walls, floors, and ceilings. Provide the applicable listing numbers (e.g., UL, GA, or equivalent) and corresponding assembly details directly on the construction documents. Per 2024 IBC Sections 107.2.1 and 703.3.
B. Please amend the plans to show that all through-penetration and membrane penetrations of fire-resistance-rated assemblies are protected with approved firestopping systems. Provide detail drawings on the plans identifying the specific UL-listed (or equivalent) firestopping systems for pipe, conduit, and duct penetrations through rated walls, floors, and ceilings (e.g., putty pads, firestop sealants, collars, or sleeves, as applicable).Per 2024 IBC Section 714.

1. Reference sheet E1 and Sheet A2, Existing electrical panel. The provided space does not meet the required clear working space as required by NEC 110.26(A). Provide measurements showing working space is available or relocate this panel to a code compliant location. You cannot place appliances, shelving, storage or anything else within the required clear working space of the existing panel. The furred out wall around the panel would also violate the working space of the panel and probably violate the manufacturer’s installation listing and instructions.
2. Show and provide the required Dedicated Equipment Space as required by NEC 110.26(E)(1)(a). The plumbing cannot pass through this dedicated space.
3. Show on the plans what electrical work is new, existing, relocated, etc.
4. Provide electrical load calculations, for the Main Panel showing it can support the additional electrical load, Per NEC 220.40.
5. Show all wiring methods in detail for all new or modified branch circuit conductors and feeders. Conductor type and conduit size/type. Note wet use requirements. NEC arts;300 and 408.4.
6. Provide a panel schedules, showing the circuits that are being modified, added or removed or existing. NEC arts;300 and 408.4. Include panel bus rating and A.I.C. rating. IBC 107.1.
7. Provide an electrical plan and Designate the circuit number on the electrical plans, that corresponds to the panel schedule, at the location of each existing, new or modified light fixture, receptacle, and equipment disconnect switch, NEC arts;300 and 408.4. IBC 107.1.
