Please provide structural construction drawing sheets within the plan set in place of the SK sheets and providing a key plan, drawings and referenced details. Additionally, provide a project specific statement of special inspections for this project, stating requirements for the special inspections and required tests. IBC 107.2.1, IBC 1704, IBC 1705 3. Provide the City of Tucson Special Inspection Certificate(s) with Parts A and B completed with the next submittal. IEBC 306.7 requires that accessibility be provided to the altered spaces. Where the existing path of travel elements, which entails a primary entrance, a primary path of travel, sanitary facilities serving the area, a drinking fountain, and signs. Otherwise, accessibility upgrades shall be required in accordance with IEBC.306.7. 1. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. 5. Please review the stated project valuation of $10,000.00. Based on the adopted fee schedule, the project square footage, and classification as a Level 2 (alteration area less than 50% of the building), the value derived from the default calculation is much higher than what was specified on the permit application Please provide a copy of the construction contract or detailed estimates to verify the project valuation. If additional information is not provided, the permit fees will be assessed based on the calculated valuation in accordance with IBC 109.3 and the adopted fee schedule. COMMENT: The existing approved plans for the property at 3025 E Speedway Blvd identify the principal use as Food Service. The proposed expansion into Suite 3023 incorporates additional dining, table, and seating areas; therefore, for zoning purposes, this expansion into Suite 3023 should be classified as an extension of the existing Food Service use. Please identify this use as the principal use on the cover sheet. 2. COMMENT: It appears the existing suite is part of a shopping center that shares a parking lot with other businesses. A parking calculation is required to demonstrate sufficient on-site parking to accommodate the proposed tea house expansion while ensuring that no more than 50% of the site's floor area is dedicated to uses with a parking formula of one space per 100 square feet of Gross Floor Area (GFA) or a more intense formula, maintaining the Shopping Center definition (UDC 11.3.9.C.3). Please provide parking calculations for the entire site, including the required parking for the proposed food service use, which per UDC Table 7.4.4-1, requires 1 parking space per 100 square feet of GFA. 3.
