2. Sheet A0.2 / Proposed Demolition: The Existing/Demo Floor Plan, A0.2, indicates multiple interior light-framed walls
and exterior CMU walls to be fully or partially demolished. Among the interior walls to be removed is a long east-west
oriented wall that may potentially be part of the existing building's lateral system. In the revised construction
documents please confirm:
i. None of the interior walls scheduled to be demolished are load bearing (gravity, lateral-force resisting)
ii. Where the existing CMU wall is being partially demolished to introduce new storefront (refer to Elevation
1/A4.0), please provide a detail for how the new opening shall be reinforced.
3. Sheet M-2 / Mechanical Units: Mechanical Floor Plan, M-2, references six new rooftop mechanical units supported on
the existing roof structure. It is the responsibility of the Engineer of Record to verify that the existing roof framing is
sufficient to support the proposed mechanical loads. Please update the overall roof framing plan on Sheet S0.1 to
show the proposed unit and confirm that that they have been accounted for. If any reinforcement of the existing roof is
required, please provide a detail as required.
4. Sheet S2.0 / Detail 1 / Column Base Plate: Detail 1 shows the foundation at the proposed HSS4x4 columns. These
columns appear to be contributing to the lateral stability of the proposed roof addition. Please confirm that the column
base plates and anchors have been designed to transfer lateral loads to the foundation and specify a base plate size
and thickness and minimum anchor embedment in Detail 1 or on plan.

2. Provide an outdoor lighting plan that meets the requirements of OLC 104.2. Show/locate the different light sources on your site plan. Number the light fixtures on your lighting fixture table and use the same number on your site plan.
3. List the Lighting Area per OLC chapter 3 and used in Table 401.1. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1.
4. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. Show lamps with a maximum of 3500K color temperature, OLC 402.1.
5. Fixtures installed under canopies and overhangs. Outdoor lighting fixtures shall not be counted in determining the total light output when they are full cutoff light fixtures installed under canopies, building overhangs, or roof eaves, OLC 401.2.1(3).
6. Indicate whether or not a special inspection is required per sec. 104.2.2, and 106.2.

This site is zoned C-2 (UDC Section 4.7.21). “Marijuana Facility – Dispensary” is a permitted use in the C-2 zone with Mayor and Council Special Exception approval and subject to use-specific standards 4.9.9.E.1


01. COMMENT: The proposal is to remodel the interior of the building and add a drive-through lane. Addition of drive-through service constitutes an expansion of the land use. A Mayor and Council Special Exception procedure is required. Additionally, a development package for any site changes is required. Both the Special Exception and development package must be approved prior to approval of this permit.

02. COMMENT: Update the submitted plan set and clearly label sheet A0.1 – “Not for construction, to be reviewed under separate permit.”

03. COMMENT: Indoor marijuana smoking lounges are prohibited by State law – A.R.S. § 36-2851. Remove all references to a smoking lounge.
