3rd Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received.
Code reference, 2018 International Building Code (IBC), 2017 National Electrical Code (NEC).

>>> The Following comments were not addressed completely and additional corrections due to multiple electrical sheets by separate engineers.
>>> There are two sets of electrical sheets, E* sheets and MEP* sheets. They need to match and coordinate properly.

1. Provided E* electrical sheets sealed by a Registered Arizona Electrical Engineer, not a Mechanical Engineer. If the registrant is not a registered electrical engineer, the registrant must be qualified to perform such work per A.A.C. R4-30-302 and the electrical work must be incidental to the work of the registrant’s profession for the project per A.R.S. 32-143. (Incidental is defined as minor electrical work that is a result of the work of the registrant’s profession for the project).
a. The provided scope of work does not meet the definition of ‘incidental’.
2. Provide Fault Current Analysis and show new equipment AIC rating sufficient to withstand the calculated Fault Current. Provide Available Fault Current calculations from TEP transformers to all new equipment, 2017 NEC 110.24. >>> Fault/Short-Circuit current calculations provided on sheet MEP2.0, but the Panel schedules on sheet E3-2 do not have AIC ratings greater than the calculations. Fault/Short-Circuit calculations only go to a panel ‘A’ on MEP2.0 and not to the Panels shown on E3-2.

3. Show new Panel’s and other new equipment with AIC ratings greater than or equal to the Available Fault Currents calculated, 2017 NEC 110.10. . >>> Fault/Short-Circuit current calculations provided on sheet MEP2.0, but the Panel schedules on sheet E3-2 do not have AIC ratings greater than the calculations.

4. Provide complete compliance with the 2018 IECC for the interior lighting including sensors and lighting controls as required. (Typically, COMcheck). >>> still missing

5. Coordinate the one-line diagram from sheet MEP2.0 and E3-1. These separate electrical sheets need to be better coordinated to match. >>> these still do not match.

6. Coordinate the panel designations used between the MEP sheets and the E sheets.

COMMENTS:

1. The grease interceptor shown on Sheet P2-1 is listed as Schier Model GB-250. However, the grease interceptor approved by IWC and shown on the Development Plan is Model GB-500. Please revise the Plumbing Fixture and Equipment Schedule to reflect the approved grease interceptor model. Reference: Section 107.2.1, IBC 2018.

This site is zoned C-1 (UDC 4.7.20). Food Service (excluding soup kitchen) is an allowed use subject to Use Specific Standards 4.9.4.M.1 & .5 and 4.9.13.O (UDC Table 4.8-4).

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The associated Development Package (TD-DEV-0525-00145) lists the height of the proposed building as 20’ 8½” however the Commercial Building permit (TC-COM-0525-01039) lists the proposed height as 21’ 7”. The dimensions provided including heights on the Development Package need to match the associated building permit. Either revise the height to match the approved Development Package or revise TD-DEV-0525-00145 to match the associated building plans.
2. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
