Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed to ensure final approval from Site Engineering.
To help speed up your resubmittal and facilitate shorter review timelines, please include a response letter along with your updated plans and any supporting calculations. In your response letter, address each comment individually and explain what changes were made and where they can be found in the plans. Please do not mark or highlight changes in the drawings at this stage — revision markups are only used after a permit has been issued. Submit your response letter and updated plan set as two separate files.
Site Engineering Review Comments:
1. Building plans, including the site design, must match what was approved in Development Package (Site Plan) TD-DEV-0525-00143. On review of sheets 5–7, the site plan referenced in the electrical plans does not match the approved site design. Revise the plans to carry the same dimensions shown in the approved plans. Alternatively, the approved site plan sheet may be incorporated directly into the building plan set rather than creating a separate, non-approved site plan. The response regarding site zoning is acknowledged; however, this does not resolve the discrepancy, particularly since the plans are explicitly marked "For Construction."

TC-COM-0525-01035 - TD-DEV-0525-00143
6444 S. Fontana Ave. Tucson, AZ 85706
Hybrid Self Storage Facility (2nd Review)

TRANSMITTAL DATE: 8/4/2026

The site is located in C-2 zone (UDC 4.7.21).

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: Follow up to previous comment 2: Building plans including the site plan must match what was approved in the associated Development Package (TD-DEV-0525-00143). Sheets 4-10 on the building plans marked “Issued For Construction” have PAAL widths that are smaller than what was approved in the associated Development Package. Per UDC Table 7.4.6-2, PAAL’s within a storage use development must be a minimum of 30’.
2. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.

If you have any questions about this transmittal, please contact Bobby Parsons at Robert.Parsons@tucsonaz.gov.
