COMMENTS:
All previous versions of comments were not followed. Please allow me to paraphrase the requirements.
1. SPECIAL INSPECTION
a. Thank You for submitting the Special Inspection Form for the Modula Storage Units.
b. However, your response to the comments confirming Special Inspection needed for the Outdoor Lighting is missing. Please submit the filled SI form for review and approval.
2. SOLAR DRAWINGS/PLANS
a. Per previous comment, all solar information, drawings and plans are to be removed from this submission for the Modular Storage Units.
b. There need to have differences on drawings submittal for the Modular Storage Units Permit versus the Solar Photovoltaic System Permit. The same exact set of submittals were submitted for both the Storage Units and the Solar System.
c. The above was not followed.
d. Please follow this requirement.
3. SEPARATE 13 PERMITS
a. Please apply for separate permits for each separate grouping of Storage Units.
b. Each grouping shall follow the Grouping Letters already present on the drawings.
c. This permit TC-COM-0626-00793 shall be designated as Storage Units – A. The rest of the permits will be given each a letter, continuing with Storage Units – B all the way to Storage Units – M.
d. This will follow established City Standard permit organization. This will allow organized inspections for each Storage Units Groupings and will reduce confusions when the City Inspectors conducts the inspections.
e. Should you follow the above suggestion, the City of Tucson is willing to create the 12 other permits for you. All that is required is for the drawings to be organized as indicated above.
4. Once again, please submit every drawing/documents that pertains to this Modular Storage Units in order to be able to conduct a complete review.
5. Please obtain Building Address letters from Pima Addressing Department to be used for the 13 permits.
6. Please review the stated project valuation of $0.00 in your application. Based on the adopted fee schedule, the project square footage, the value derived from the default calculation will be much higher than what was specified on the permit application.
a. Please provide a copy of the construction contract or detailed estimates to verify the project valuation.
b. If additional information is not provided, the permit fees will be assessed based on the calculated valuation in accordance with IBC 109.3 and the adopted fee schedule. This may result in a higher review fee.
7. Please resubmit.

1. Please provide a complete propane fuel system layout on the plans. Show the locations of the propane tanks and gas piping on the site plan, including the piping route, pipe sizes, and pipe material. Provide the total gas load for the system and identify the locations of all propane shutoff valves and regulators. Provide dimensions verifying the minimum separation distances for the propane tanks. Reference: Section 402.2, IFGC 2024 & Section 6104.3, IFC 2024.

Site Engineering Review Comments:
1. Building plans, including the site design, must match what was approved in Development Package (Site Plan) TD-DEV-0525-00143. On review of sheets 5–7, the site plan referenced in the electrical plans does not match the approved site design. Revise the plans to carry the same dimensions shown in the approved plans. Alternatively, the approved site plan sheet may be incorporated directly into the building plan set rather than creating a separate, non-approved site plan. The response regarding site zoning is acknowledged; however, this does not resolve the discrepancy, particularly since the plans are explicitly marked "For Construction."

1. Comment: Follow up to previous comment 2: Building plans including the site plan must match what was approved in the associated Development Package (TD-DEV-0525-00143). Sheets 4-10 on the building plans marked “Issued For Construction” have PAAL widths that are smaller than what was approved in the associated Development Package. Per UDC Table 7.4.6-2, PAAL’s within a storage use development must be a minimum of 30’.
2. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
