06/09/2025 Commercial Building Standard REQUIRES RESUBMIT Please submit your revised documents and provide a letter with a written response letter addressing each of the comments indicating how the Review comments were resolved. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed.
1. Sheet A1: Please amend the Occupancy Group from A-2 to B as there are less than 50 occupants. IBC 303.1.1 states “A building or tenant space used for assembly purposes with an occupant load of less than 50 persons shall be classified as a Group B occupancy”
2. Sheet A3: Please amend the plans to show the accessible route connecting the customer dining area to the accessible restrooms. IBC 1104.3
3. IEBC 305.7 requires that accessibility be provided to the altered spaces. Where the existing path of travel elements, which entails a primary entrance, a primary path of travel, sanitary facilities serving the area, and signs. If these items are in full compliance with the current code, provide a statement indicating this on the cover sheet of the drawings. Otherwise, accessibility upgrades shall be required in accordance with IEBC.305.7.
A. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. If this exemption is used, accessibility upgrades equaling 20% of the cost of the project shall be made.

06/09/2025 Commercial Plumbing Standard REQUIRES RESUBMIT 1. Revise the size of the gas pipe header serving the pizza oven and the three fryers. Based on the demand and developed pipe length, Table 402.4 (2), IFGC 2018, calls for a 1-1/2” header to be used. Reference: Sections 402.1 and 402.3, IFGC 2018.
2. Provide a shut off valve upstream of the sediment trap, as close to the equipment as possible (see detail 212). Reference: Section 408.4, IFGC 2018.
3. The submitted plans do not include a site plan showing the relationship of the building to the property lines. Verify that the proposed grease interceptor will be located entirely within the property lines of 6810 E Tanque Verde Road. Reference: Section 107.2.6, IBC 2018.
