Please paste the review comment individually and enter your response directly below it. Please do this for every comment. Review will not proceed without the response letter. The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. Should the above not followed, it may delay your approval. COMMENTS: 1. Floor Plans: a. The existing room layout is very faint, it is hard to decipher what the floor plan is showing. b. Please adjust the line weight allowing the floor layout be much more visible. 2. Address: a. Please confirm with Pima County addressing if 4666 and 4668 are legal addresses. b. Obtain an email from the county confirming this and submit it online within your permit record. c. Please reflect the correct address on the building permit address as well as on the title block of the drawings. 3. Certificate of Occupancy: a. Two separate certificates of occupancy are required. b. Please apply for two separate permits, one for each space. (NOTE: You may keep the above permit number for 4668, make the necessary corrections, submit and the city can continue processing. Apply for a separate permit for 4666.) c. Please ensure to correct the address on your drawing title block. Only one address can appear on the title block (not two as currently shown). d. Please do make sure to identify which portion of the floor plan is applicable for each permit. 4. Minimum Required Plumbing Fixtures: a. In your Code Analysis, please show your minimum required plumbing fixtures calculation. b. Indicate what is required and indicate what is provided. c. This will be required for the water closets, lavatories, drinking fountain and mop sink. 5. Fire Rating: a. It is astute and great planning on your part to plan ahead for future tenants possibly needing 2 hour Partition. b. Tenant separation per IBC 402.4.2.1 and IBC 708 extend from the top of the foundation or floor/ceiling assembly below to the underside of the floor or roof sheathing, deck or slab above shall have penetration complying to IBC 714 and joints complying with IBC 715. c. Fire Rated Wall: Between the Two Spaces, this treatment shall apply for 4 ft of the ceiling and both exterior walls at either end of this wall per IBC 706 (your wall section detail drawing 2/A2.1 shows 1 hour). d. Cassidy, Planner Planning & Development Services Department – Zoning Review Section PROJECT: TC-COM-0525-00911 – Commercial Building – Splitting a single tenant space into two tenant spaces (permit for Suite 4668) 4668 E Speedway Bl Tucson, AZ 85712 (C-2 Zoning) Building Plan Review – 1st Review TRANSMITTAL DATE: May 28, 2025 Plan review for the above referenced tenant improvement has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct the following site plan sheet, as noted in the comments below, along with a detailed response letter indicating responses to the review comments. PLANS: 1. COMMENT: It appears this permit is for 4668 only. However, the A1.1 sheet incorrectly includes 4666 beneath the main title heading. Remove 4666 as part of this heading. A separate permit will be required for 4666 if the intent is to do work in that suite as well. 2. COMMENT: Under the Zoning Code Review Table on sheet A1.1, clarify the existing and use identify the proposed use, specifically, for 4668, per uses identified in UDC definitions https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-7039 Per our counter conversation last week, you had mentioned the desire to convert 4668 into a coffee shop. If this still holds true, this use is allowed in this zone. Commercial Services Use Group /Food Service /Restaurant. 3. COMMENT: Zoning cannot confirm parking requirements due to not knowing the existing and proposed uses for 4668. To aid in planning for determining how many spaces will be required review the following table and scroll down to Food Service (for a coffee shop) https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-5445 4. COMMENT: For a 2,075 square foot space utilizing Food Service, you will need 21 parking spaces. It appears this may not be possible to accomplish. Provide a table and site plan of all the adjacent uses, their parking requirements (needs) all the tenants for parcels 126-02-004A and 126-02-0020 as it is clear there is shared access points and parking area access lanes and thusly, will be reviewed as one site. As mentioned at the counter last week, if it becomes clear the number cannot be met consider a parking reduction by pursuing a ‘Individual Parking Plan’ via https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-4 Contact Mark Castro at Mark.Castro@tucsonaz.gov for more information including fees, etc. 5.
