Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments.

This site is located in R-1 zone (UDC 4.7.8), Behavioral Health Services is an allowed use in the zone (UDC Table 4.8-2), subject to Use Specific Standards 4.9.7.J. 2.a, 3.a, 4.

1. Review Construction Plan I-710, sheet 4, found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-710, and provide a dimension from the centerline of 2nd St. to the face of curb and from the face of curb to the north property line.

2. As the proposed roof connection between the carport and the existing residence is shown as a separate permit the existing carport in the front yard as shown on this plan will required a Board of Adjustment (BOA) for Variance Per UDC Article 6.6.3.C Detached accessory buildings, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line, except for shade structures or carports not over 400 square feet in floor area, terraces and steps not over three feet high above the natural grade paved areas, and fences or walls. If the carport is attached to the main dwelling with a minimum 5’-0” wide roofed structure that can support a 20 pound live load, the Board of Adjustment for Variance will not be required but a Design development Option (DDO) will need to be submitted and approved to reduce the front street perimeter yard setback from 20’ to 5’, UDC Article 6.4.5.C.1.a.

3. Per UDC Article 6.4.5.C.1.a the minimum front street perimeter yard setback is 20’-0”. As correct perimeter yard setbacks were not provided Zoning cannot provide the required Zoning comments to reduce the setback. As a BOA is required for a detached accessory structure in the front yard, the reduced setback can be processed in the same BOA.

4. Per UDC Article 6.4.5.B.2 perimeter yard setbacks to carport type structures are measured from the post supporting the structure. Clearly show the post supporting the carport and provide a dimension from the post to the street property line. Until provided Zoning cannot provide the required Zoning comments to submit for the BOA.

5. Until permits for the other unpermitted structures, existing carport, garage & office, TC-COM-0525-00881, TC-COM-0525-00883 & TC-COM-0525-00884 are all approvable Zoning cannot approve this permit.
