The following comment was not completely responded to (see the follow-up comment below - item #2): Code requires that accessibility be provided to the altered space. Where the existing path of travel elements, which entails a primary entrance, a primary path of travel, sanitary facilities serving the area and signs. If these items are in full compliance with the current code, provide a statement indicating this on the cover sheet of the drawings. Otherwise, accessibility upgrades shall be required in accordance with IEBC.305.7. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. If this exemption is taken, accessibility upgrades equaling 20% of the cost of the project shall be made. For example, the Restroom is not code compliant. 2. Regarding item #1 above, my apology for not being clear on my previous comment. Per IEBC 305.7, additional dollars equal to 20% of $320,000 (project valuation) is to be used to comply to the ICC/ANSI A117.1 requirements. On your cover sheet, please provide a list of costs to the alterations proposed complying to ICC/ANSI A117.1. An example would be, the 36 inch length cashier work surface along with its cost. Continue listing each proposed item and provide the total dollar amount. Should the total not equal the 20%, may we suggest providing an accessible restroom. 3. Please resubmit. |
