11/18/2024 Commercial Mechanical REQUIRES RESUBMIT 1. Identify which mechanical items are new and which were installed under a previous permit. Provide the activity numbers for the previous permits. Reference: Section 107.2.1, IBC 2018.
2. The submitted heating/cooling load calculations have two values for the cooling and heating loads for each of the three dwelling units and the labels for the dwelling units are not coordinated with the submitted drawings.
3. Provide ventilation calculations for each dwelling unit. Reference: Section 403.3.2, IMC 2018.
4. If the kitchen hoods will not be installed (see keynote 1, sheet 2.0), provide specifications for the general kitchen exhaust per Section 403.3.2.3, IMC 2018.

Submit your revised drawings along with a detailed response letter, which states how all Building Review Section comments were addressed. The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. Review will not proceed without the response letter.
COMMENTS:
1. The Site Plan is illustrating that Unit B is the smaller of the three units. However, the Project Information shows it to have the biggest square footage of the three units. Please coordinate these units, it is causing confusion.
2. IBC 706: A party wall is a fire wall adapted for joint use by both units. The prohibition for openings between the two units is important and even utilities cannot penetrate the party wall. The Building Floor Plan drawing shows two types of fire wall. The fire wall between the top unit and the bottom unit shows a thicker (double wall?) and the fire wall between the left unit and the right unit shows a thinner single wall (is this not constructed correctly and is not compliant?). Provide a one hour fire rated wall and to continue this treatment and apply for 4 ft of the ceiling and both walls at either end of this subject wall. Provide drawings that illustrate these two existing walls in how they are actually constructed. Should one of them not currently comply, propose a drawing that will fix this issue (show the existing and the new additional layers to comply).
3. The bathroom within the left unit (smallest unit) have fixtures that do not have the required dimension, the 15 inches from the centerline on either side of the water closet for example. Please take a look at the lavatory as well. To clarify this, enter dimension in the bathroom to address these requirements.
4. Windows and Door callouts are on the drawing; however Window and Door Schedules are not provided. Provide the window clear openings in both horizontal and vertical as well as the seal height from the finish floor. Please provide this.
5. I don’t see landings outside the doors, If they exist, please show them on your plans.
6. Add the All Inclusive Home Design requirement on your cover sheet. Should portions of units are not compliant to this regulation, propose a fix and enter them on your drawings.
7. ADDRESSING: Please coordinate with Pima County Addressing Department at 520-724-9512, the address for the smallest unit does not exist. Once this is established, correct your drawings to reflect the correct unit numbers. NOTE: you are required to have a separate building permit for the new unit (I am assuming this is the smallest sized unit, please correct me should I be wrong), you can use this permit for this the smallest unit. NOTE: you are required to apply for another separate permit for the unit where the new unit was taken from.
