Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. PLEASE send all response to comments back to the City through the permit portal! Responses sent directly to Stantec will be ignored. Also, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please cloud and delta all changes and provide a letter with a written response to each of the comments indicating the action taken.

The scope of this review covers the architectural, plumbing, mechanical, and electrical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

ARCHITECTURAL COMMENTS

General

1. Please indicate on the cover page that the automatic fire sprinkler system [2018 IBC Sec. 903] and fire alarm system [2018 IBC Sec. 907] are to be provided as part of this project and are to be submitted as a separate permit (not a deferred submittal).


Sheet T1

1. Please review the occupancy groups listed. The Group R1 listed does not fit the use provided. Group R1 Occupancies are classified as sleeping units where occupants are transient in nature (i.e. hotels/motels). This use would classify as a Group R2 or Group R3 depending on the occupant load. Please provide the occupant load for the building to clarify Group R2 or R3 classification and revise accordingly. [Ref. IBC 2018 Sec. 310]

Sheet A1.3

1. The Occupant Load indicated only includes the Residential net area. The other rooms are not included in the calculation. The factor used for the residential areas also needs to be revised for assembly unconcentrated (tables and chairs) at a factor of 15 net. Please provide a complete occupant load breakdown of all rooms and spaces in the basement along with the updated occupant load factor for the study area and craft room.

2. The First Floor Plan staircase at the lobby does not look right. It does not appear to depict a clear path to the exit discharge from the basement. Please clarify the design so a complete means of egress is depicted from the basement floor using this exit.
