This letter reflects comments to be addressed. PLEASE send all response to comments back to the City through the permit portal! Responses sent directly to Stantec will be ignored. Also, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please cloud and delta all changes and provide a letter with a written response to each of the comments indicating the action taken. The scope of this review covers the architectural, plumbing, mechanical, and electrical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. Deferred Submittals: None. Special Inspections: None. ARCHITECTURAL COMMENTS General 1. Addressed. Sheet T1 1. Please review the occupancy groups listed. The Group R1 listed does not fit the use provided. Group R1 Occupancies are classified as sleeping units where occupants are transient in nature (i.e. hotels/motels). This use would classify as a Group R2 or Group R3 depending on the occupant load. Please provide the occupant load for the building to clarify Group R2 or R3 classification and revise accordingly. [Ref. IBC 2018 Sec. 310] Still Required: The occupancy Group R-3 listed does not fit the use of the building based on the stated occupant load of 67. Group R-3 occupancies for congregate living can have a maximum of 16 occupants. Please revise the Occupancy Group to an R-2. Sheet A1.3 1. The Occupant Load indicated only includes the Residential net area. The other rooms are not included in the calculation. The factor used for the residential areas also needs to be revised for assembly unconcentrated (tables and chairs) at a factor of 15 net. Please provide a complete occupant load breakdown of all rooms and spaces in the basement along with the updated occupant load factor for the study area and craft room. Still Required: Please remove the occupant load calculation indicated on the floor plan at the “Study Room” as it conflicts the occupant load breakdown to the right of the floor plan. Further, the calculations still indicate Group R-1 and R-3. Please revise. 2. Addressed. 3. New Comment: As referenced in comment #1 to revise the study area and craft room occupant factors to 15 net, the craft room has not been revised to reflect the new load factor. Please revise.
