06/11/2024 Commercial Electrical REQUIRES RESUBMIT Please address the electrical plan review comments and provide a written response.

1 The electric water heater is shown as requiring 480V 3ph power. See plan sheet P2 ‘Water Heater Schedule’ for details. Revise the electrical power plan and Panel Schedules accordingly.

2 Provide complete compliance with the 2012 City of Tucson Outdoor Lighting Code (OLC) for all exterior lighting. Verify luminaire lamp output color temperature does not exceed 3500K OLC section 402.1.

3 The lettering at the bottom of plan sheet E1.1 is overlapping, rendering it un-legible. Please fix.

Ref; 2018 IBC section 107.2.1, 2017 NEC, 2012 City of Tucson Outdoor Lighting Code.
06/13/2024 Commercial Mechanical REQUIRES RESUBMIT 1. Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units, HP-1 through HP-5. Reference: Section C403.1.1 and C502.2.3, IECC 2018.
2. Sheet M1.1 has two heat pumps labeled as HP-2. Is on actually HP-1?
3. EF-1 is scheduled with 2050 CFM of exhaust but only 1775 CFM is identified on sheet M1.1.
06/14/2024 Commercial Structural REQUIRES RESUBMIT Please submit your revised documents along with a detailed response letter, which states how all Building Review Section comments were addressed.
1. Sheet A0.0: Please amend plans to specify the 2009 ICC A117.1, and please complete the Code Review Checklist IBC 107.2.1 as the allowable area calculations, occupant load and exiting, plumbing fixture calculations are all blank. Additionally, complete the special inspections list and the deferred submittal list and provide the number of exits required and the number of exits provided. IBC 107.2.3
2. Sheet A0.0: Please amend plans and sheet index to ensure each sheet has a unique Drawing Number and all sheets listed in the sheet index are in the plan set. IBC 107.2.1 For example, S1.1 indicates Special Inspections in the index and Typical Details on the plans, S1.2, ETC.
3.Sheet A1.1: Please amend plans to provide the fire-resistive rating for the existing exterior CMU walls on the construction drawings. IBC 107.2.1
4. Sheet A1.2: Laser Tag room #114 has 63 occupants with two doors, however this configuration does not meet the requirements of IBC 1007.1.1 as the exit access doors are too close together. Where two exits, exit access doorways, are required from any portion of the exit access in a sprinkled building, they shall be placed a distance apart equal to not less than one-third of the length of the maximum overall diagonal dimension of the area to be served measured in a straight line between them.
5. Sheet A1.2: Laser Tag room #114 please amend plans to comply with IBC Section 411 and show the required exit marking system on the plans. IBC 107.2.1
a. For example, Exit signs shall be installed at the required exit or exit access doorways of amusement buildings in accordance with this section and Section 1013. Approved directional exit markings shall be provided. Where mirrors, mazes or other designs are utilized that disguise the path of egress travel such that they are not apparent, approved and listed low-level exit signs that comply with Section 1013.5, and directional path markings listed in accordance with UL 1994, shall be provided and located not more than 8 inches (203 mm) above the walking surface and on or near the path of egress travel. Such markings shall become visible in an emergency. The directional exit marking shall be activated by the automatic fire detection system and the automatic sprinkler system in accordance with Section 907.2.11.
❖ During normal operation of a special amusement building, the illumination and marking of the egress path may not be adequate to allow for prompt egress from the building. This section clearly reminds the reader that exit signs must be provided at the required exit or exit access doors, and that signs must comply with the requirements of Section 1013. As special amusement spaces quite often consist of low-level lighting and/or spaces and features that can confuse a person’s orientation, exit signs are required regardless of the number of required means of egress. Where obstructions and confusion may still exist because of the nature of the facility, low-level exit signs and directional path markings (listed in accordance with UL 1994) must be provided and located not higher than 8 inches (203 mm) above the walking surface in order to direct the occupants toward the exits. In an emergency, activation of the automatic fire detection system or automatic sprinkler system must activate the directional exit markings to become visible.

6. Sheet A1.2: Please amend code review plan to include exit sign symbols or show exiting plan & exits on Electrical drawings so we can confirm the following.
a. A photometric plan or other method of showing 1 footcandle of normal power illumination at the walking surface along the path(s) of exit discharge, while the building is occupied. IBC 1008.2.1, IBC 1008.2.3
b. Exit signs are shown at doors, as required to direct egress, and every 100 feet. IBC 1013.1
7. Sheet A1.2: Please show accessible seating for at least 5% of the seating spaces, at the Sports Bar in accordance with IBC 1109.11 & 2009 ICC A117.1 902. Additionally, please provide a dimensioned elevation drawing of the accessible Sports Bar seating area. IBC 107.2.1
8. Sheet A2.1: Please amend plans to provide dimensions and required clear floor space for the exterior area of refuge using the Laser/Arcade Exit. IBC 1009.7. Additionally show separation IBC1009.7.2 and Signage IBC 1009.9
9. Sheet A2.8: Please amend plans to indicate the method to access the mezzanine areas. IBC 107.2.1
10. Sheet A8.0: Please amend plans to indicate the hardware type and fire rating of each door. IBC 107.2.1
11. Sheet 8.1: Please amend plans to indicate what the numbers in the comment column of the Storefront Door schedule are referring to. IBC 107.2.1 For example, #15 is could not be found on this sheet.
12. Sheet A9.0: Please amend plans to provide metal stud height chart on the plans to show compliance with IBC 1607.15. For example, the metal stud chart would show the stud gauge, spacing, height, and ability to resist a horizontal load of at least 5 psf.
13. Sheet S1.0: The Design Criteria shows Risk Category II. Since the occupant load exceeds 500 it and the primary occupancy is public assembly, it appears the Risk Category should be III please amend structural plans and calculations as necessary. IBC Table 1604.5
14. Sheet S1.0: Provide statement of special inspections to list the required special inspections. IBC 1704.3, 1704.3.1
