Indicate how fall protection will be provided on the short sides per detail 204 on sheet S1.0, it is not clear if the protection is to extend the entire platform or only the longer sides. 2018 IBC 1015.6. Verify the actual cost for the project, the application indicates $100,000.00 which appears to be low based on the submitted drawings. 2. Remove the “not for construction” note on sheets A-005 and A-006, A-008, and A-506. 3. Update the sheet index on sheet G001 to reflect sheet EP111 correctly, there appears to be a typo. 4. Update the occupancy count and exiting plan for the speakeasy, event space and event vestibule on sheet AG-111. The space would be classified as Business group B if under 50 people per 2018 IBC however the floor area per occupant is not correct in accordance with Table 1004.5. The floor area calculation should be for assembly either with or without fixed seats depending on the furniture layout and intended use. Based on the new combined count, one exit may not be sufficient for this area. 5. Provide a furniture layout for the speakeasy and the event space that coordinates with the occupant floor area allowances. 2018 Table 1004.5. 6. Indicate a generic title of “accessibility” details or other similar wording on sheet A-002 and A-003 and remove the verbiage that indicates only the ADA. The code references should reflect Tucson’s reference code ICC A117.1- 2009. 7. Provide elevations for the new countertops and built in cabinets in the flower stand and the kitchenette that are incompliance with ICC A117.1- 2009. These dimensions were not indicated in the general accessible details, nor are they shown in the room elevations on sheet A-413. 8. Indicate the register counter for the main retail space on the floor plan, it is shown on the MEP drawings as being part of the project. 9. Indicate on the room finish schedule sheet A-113 that all interior finishes will be in accordance with 2018 IBC 803.1. 10. Provide an existing framing plan for the existing ceiling that is to remain over the new retail space and flower shop. The wall sections do not indicate the existing structure, or the location of the existing support beams. The structural drawings only show the roof truss structure. 11. Keynote 2 on sheet AD-112 indicates demolishing restroom ceilings and does not specify only the ceiling finishes as in keynote 1. Clarify if the entire ceiling structure is to be removed and if so, provide construction details for its reinstallation. 12. Keynote 5 on sheet AD-112 and Keynote 3 on sheet A-113 indicate the contractor to verify integrity and structural connection of existing beams. This shall be done by a licensed architect or structural engineer, not the contractor. Update the notes accordingly. 13. Keynote 3 on sheet AD-112 indicates the exiting skylight to be filled in. The skylight framing infill on sheet A-503 does not contain any specific details on the new framing infill, or how the roof structure is to be filled and roofing patched. Provide details or notes for this work on the drawings. 14. Keynote 14 on sheet A-113 indicates to infill vacant mechanical openings. Provide details or notes for this work on the drawings. 15. Keynote 11 sheet A-301 indicates new R-38 bagged batt under deck insulation with black skrim. Indicate on the drawings if this is to be mechanically fastened to the existing deck and clarify the ratings for the new covering on the drawings. 16. Indicate on the window schedule on sheet A701 that all new windows will be in accordance with 2018 IECC table C402.4, only the SHGC was indicated on the plans. 17. Keynote 13 sheet A-301 indicates a new wall separating mechanical equipment of the event space from the area above the bathrooms/ vestibule/ retail space. No details were found for the wall’s construction, nor dimensions for its location. Provide information on this wall and its support on the drawings.
