1. Sheet T0.0: Provide clarification as to what type of sprinkler system is being used. In the height and area table, it's indicated that the allowable area for an R-2 occupancy that is equipped with an NFPA 13R system is being used. However, the derating exception is being used for the fire partitions and floor assemblies. These exceptions are only permitted if a NFPA 13 system is being used. Additionally, the deferred submittals state a NFPA 13R system is being used. Provide clarification and update any applicable requirements. The remaining review will be based on the assumption of a NFPA 13R system being used.
2. Sheet T0.0: The exceptions provided by 2018 IBC Section 708.3 and Section 711.2.4.3 Exception 1 would not apply due to an NFPA 13R system being used. These exceptions only apply when an NFPA 13 system is used. Provide properly rated assemblies in accordance with 2018 IBC 708.3 and 711.2.4.3.
3. General: A minimum number of dwelling units are required to have mobility features. Provide a room matrix that shows that accessible room calculations and all applicable accessible details. Additionally, ensure that rooms are properly dispersed throughout the structure in accordance with Section 233 of the 2010 ADAAG and 2018 IBC Section 1107.6.2.2.2 and Section 1107.7.1.
4. General: Provide within the site plans, drawings that clearly indicate the accessible routes within the site and site arrival points that connect the accessible parking to the accessible entrances that are in accordance with Section 206.2.1 and 206.2.2.
5. Sheet A1.0/Wall Schedule: Wall type 2 is indicated as having a fire resistance rating of 1 hour (U305/WP3380). Provide the detailed listed assembly details within the construction documents.
6. Sheet A1.0/Wall Schedule: Fire resistant wall/floor assemblies typically use proprietary materials as part of the testing process for the listing. Please provide the most recently published complete listed assembly and specify the system number within the assembly being used for system type UL U305.
7. Sheet A2.1: The provided ICC-ES Report is incomplete. Provide the complete ESR report within the construction documents for review.
8. Sheet A5.0: Roof drainage sizing calculations have not been provided. Provide roof drain sizing calculations to the roof plan in accordance with 2018 IPC Section 1106.1 & 1106.2.
9. Sheet A5.0: GPM discharge amounts have not been provided for the roof/drain overflows. Provide the roof/drain overflows in accordance with 2018 IPC Section 1106.2.
10. Sheet A10.0/Detail 2/A10.0: Ensure that any openings in the fire partition draftstopping have self closing doors with automatic latches in accordance with 2018 IBC Section 718.4.1.1.
