CHANGES FROM GARAGE/REPAIR SHOP TO GRANITE & STONE RETAIL a. Numerous changes from a garage/repair shop. b. This is a change of use and function. c. Please reflect all the changes that have occurred since onto this set of drawings. d. This includes information on the HVAC system. e. This includes the Electrical information. 2. CODE REVIEW CHECKLIST a. The Occupancy Classification required correction. Please provide the proposed occupancy classification as grouped within the International Building Code Chapter 3. (C-1 Commercial is shown on the drawing which is the zone that the parcel is categorized). b. Fire Sprinkler: Please confirm and enter onto the code analysis whether fire sprinkler exists. c. Occupant Load: The Reception and Break Area have a factor of 15 per IBC Table 1004.5 (60 is shown for Reception and 100 for Break Area on the drawing). Please correct this. d. Please correct the Total Occupant Load on the table. e. Please use the corrected occupant load to calculate the exit requirement. 3. RESTROOM a. Please add the clear floor space surrounding the water closet of 60 inches left to right and 56 inches front to back. No other plumbing fixture can be within this clear floor space such as lavatories. Please correct this should this restroom in non-compliant. 4. Please show the accessible route from the handicap parking stall to the front door. Should this not be code compliant, please correct and propose the required fix. 5. Please resubmit. |

This is a change in use from a garage and repair shop to a retail store. There is no permit history for the change from garage to retail. It appears there was extensive work done without permits inside the building and closing garage overhead doorways. 2. Provide an electrical plan showing any/all electrical work specific to the buildings and site. Plans shall include (as necessary for scope of work), but may not be limited to items below: 3. Provide Electrical demo plans showing the work that has been done. 4. Provide electrical load calculations, for the Main Panel showing it can support the additional electrical load, Per NEC 220.40. 5. Show all wiring methods in detail for all new or modified branch circuit conductors and feeders. Conductor type and conduit size/type. Note wet use requirements. NEC arts;300 and 408.4. 6. Provide a panel schedules, showing the circuits that are being modified, added or removed or existing. NEC arts;300 and 408.4. Include panel bus rating and A.I.C. rating. IBC 107.1. 7. Provide an electrical floor plans and Designate the circuit number on the electrical plans, that corresponds to the panel schedule, at the location of each existing, new or modified light fixture, receptacle, and equipment disconnect switch, NEC arts;300 and 408.4. Miracle Mile Tucson, AZ 85705 CofO (1st Review) TRANSMITTAL DATE: 5/20/2026 This site is located in the C-2 zone (UDC 4.7.21). General Merchandise Sales is a permitted use subject to Use Specific Standards 4.9.9.B.1 (UDC Table 4.8-4). Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Aerial imagery shows a large, covered storage area was built behind the building between February 2024 and August 2024 however there is not a permit or Development Package on record for this addition. Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans. Site zoning is unable to approve this building permit until the DP has been approved by all reviewers. 2.
