Tenant separation using fire partition with fire-resistance rating of not less than 1 hour per IBC 402.4.2.1 and IBC 708 extend from the top of the foundation or floor/ceiling assembly below to the underside of the floor or roof sheathing, deck or slab above shall have penetration complying to IBC 714 and joints complying with IBC 715 protected by an approved fire-resistant joint system to resist the passage of fire for a time period not less than the required fire-resistance rating of the wall, floor or roof in or between which the system is installed. d. The ‘Electrical General Note’ and “Notes’ reference the 2023 NEC as the governing electrical code, but each of the code references in the ‘Notes’ is from the 2024 IRC. This is a commercial permit and so all work must comply with the 2023 NEC. Please remove all IRC references from the electrical sheets. 3. Provide AFIC for all electrical outlets as listed in NEC 210.12(B). This includes kitchen outlets. 4. Designate the circuit number on the electrical plans, that corresponds to the panel schedule, at the location of each, new or modified light fixture, receptacle, and equipment disconnect switch, NEC arts;300 and 408.4. IBC 107.1. 5. Provide complete compliance with the 2018 IECC for the interior lighting, including sensors and lighting controls as required. (typically COMcheck.). 6. In unit one and three, show a smoke detector directly outside the bedroom area in the hall area. Must be located outside each sleeping area in the immediate vicinity of the bedrooms. 7. Show new outdoor lighting fixtures as full-cutoff, and a maximum color temperature of 3500K, OLC 401.2.1(3) & 402.1. |

Provide the total developed length of the dryer duct for Unit 1 using either the dryer manufacturer’s installation instructions or Table 504.9.4.1, IMC 2024. If the total equivalent length of the dryer duct exceeds 35 feet, provide signage indicating the total equivalent length of the concealed dryer exhaust duct. Per the City of Tucson Inclusive Home Ordinance 10463: all new dwellings have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. Draw, dimension, and label an accessible route from the driveway, sidewalk, or street to an accessible entrance. Ensure the route meets accessibility standards as articulated in Sections 402-404 of the Accessibility Standards. This site is located in the O-3 zone (UDC 4.7.15). 1. Comment: The City of Tucson adopted a new Middle Housing ordinance in January 2026. The proposed scope of work would fall under the Middle Housing ordinance. Please provide a site plan that meets the minimum requirements found here: https://www.tucsonaz.gov/files/sharedassets/public/v/2/pdsd/documents/plan-samples/full-site-plan_feb2026.pdf 2. Comment: Please dimension the property lines. 3. Comment: Please draw, label, and dimension the vehicular use area and include these numbers in your lot coverage calculations. One parking space is required per every unit, thus 3 are required however, this requirement can be entirely/partially waived as you are less than ¼ mile from a bus stop (public transit route) and/or an “All ages and Abilities Bikeway as defined by the Department of Transportation and Mobility (to the south of this property). Also, a total of 400 square feet of parking (two parking spaces) is permitted in the front yard. The remaining parking spots must be located at the side and/or rear of the property. 4. Comment: Please provide lot coverage calculations which include the triplex and the vehicular use area. The patios and shade canopies do not need to be included in the lot coverage calculations per UDC 6.4.3.C.1. 5. Comment: Label the surrounding zoning classifications. 6.
