1. Please revise the code summary and design criteria on all construction documents to reflect the codes and standards currently adopted by the City of Tucson, in accordance with Section 107.2.1 of the International Building Code. The applicable codes and standards shall include the following:
• 2024 International Building Code (IBC)
• 2017 ICC A117.1 Accessible and Usable Buildings and Facilities, as referenced by the IBC
• 2024 International Plumbing Code (IPC)
• 2023 National Electrical Code (NEC)
• 2024 International Fire Code (IFC)
• City of Tucson/Pima County Outdoor Lighting Code
• All applicable local amendments to the above adopted codes
Please revise the construction documents so the code analysis, general notes, life safety information, accessibility references, and design criteria are consistent throughout the entire drawing set. Refer to the City of Tucson adopted codes and amendments available through City of Tucson Planning and Development Services – Building Codes.
2. Please provide the design and structural calculations for the shade sail canopy, including all attachment connections to the Ramada structure and the Tuff Shed Garden Ranch Shed. The calculations shall be prepared by a registered design professional and shall demonstrate compliance with applicable design loads and attachment requirements.
Please amend the construction drawings to include detailed information for the shade sail canopy, including connection details, attachment methods, supporting structural elements, and all required fasteners and hardware. IBC 107.2.7

Electrical Review:

1. Provide a Grounding Electrode System at the detached structure per 250.31(A). Grounding electrode system and grounding electrode conductor. Required.
2. Show metal frame structure of the ramada, bonded with the equipment grounding conductor, 250.31(B).
3. Show each structure supplied by only one branch circuit of feeder, NEC 225.30. For the purpose of this section, a multiwire branch circuit shall be considered a single circuit.

Outdoor Lighting Review:
1. Show the ramada light fixture as full cutoff per OLC definition in chapter 2. See also OLC 401.2.1(3) & (4).
2. Show the ramada light fixture with a maximum color temperature of 3500K per OLC 402.1.

2. Will the irrigation service be non-potable?
3. Show the sizes of the potable and non-potable water pipes.

5. The food prep sink (detail 10/LS03) shall discharge to an indirect waste receptor with an air gap. Reference: Sections 801.2 and 802.1.1, IPC 2024.

Comment: Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the minimum requirements is required to be submitted and approved. The DP is a separate submittal from the building plans. The checklist can be found at:
