1. Plans shall be signed and sealed by an Arizona-registered design professional in accordance with Section 107.1 of the 2024 IBC, Arizona Revised Statutes §32-125, and Board of Technical Registration Rule R4-30-304.
2. Provide signed and sealed structural calculations, prepared by an Arizona-licensed registrant, used in the design of this repair project. IBC Section 107.2.7.
A. In accordance with Section 107 of the 2024 IBC and the PDSD Building Plan Requirements, provide a complete set of fully dimensioned plans clearly demonstrating the full scope of work. This apartment deck repair project requires all plans to be signed and sealed by an Architect or Engineer registered in the State of Arizona.

3. Please expand the scope of work to address the deteriorated steel guards documented in Case No. CE-VIO1224-05077, including the following hazardous conditions: “Stairway and cement decking dangerous. Wrought iron railing is not attached in several areas. Cement decking has several large cracks. Support wood is waterlogged and deteriorating. Support members of decking have detached from support beam. Shut down rental unit #108. Hazardous decking.”
4. Please revise the drawings to include, at a minimum, the following information:
A. Provide a cover sheet or code data sheet. IBC Section 107.2.1.
B. Provide a list identifying the adopted codes applicable to this project as established by the adopting ordinance. IBC Section 107.2.1. Examples include the 2024 IEBC and 2024 IBC. Remove references to the IRC, as it is not applicable to this project.
C. Provide an index listing all drawing sheets included within the scope of this permit. IBC Section 107.2.1.
D. Provide a detailed description of the work included within the scope of this permit. IBC Section 105.3.
5. Provide cross-sectional details through the deck assembly sufficient to clearly illustrate the construction. IBC Section 107.2.1.
6. Provide general architectural details. IBC Section 107.2.1.
A. Clearly identify all materials, components, and connection methods.
B. Provide detailed connection information and include flashing and weep screed details to demonstrate code-compliant construction.
7. Provide the ICC-ES evaluation report and manufacturer’s specifications for the waterproof membrane installed beneath the concrete topping slab and above the plywood sheathing. IBC Section 107.2.1.
8. Section 2304.12.2.5 requires that the impervious moisture barrier system protecting structural wood framing provide positive drainage for moisture that penetrates moisture-permeable floor toppings, such as concrete. Please revise the plans to demonstrate that the structural wood framing is sloped to provide drainage for water penetrating the lightweight concrete topping.
9. Please revise the plans to indicate the method used to provide ventilation beneath balconies or elevated walking surfaces. IBC Section 2304.12.2.6. For example, enclosed framing within exterior balconies and elevated walking surfaces exposed to rain, snow, or irrigation drainage shall be provided with openings that provide a net free cross-ventilation area of not less than 1/150 of the area of each separate space.
