1. Sheet G001: Please amend the sheet index, plan set configuration, and sheet labeling to accurately reflect all sheets included within the scope of this permit. For example, Sheet A202 is listed in the sheet index but is not included in the submitted plan set. In addition, Hood Sheets 9 and 10 are both labeled H-108; please revise the drawings to provide a unique sheet designation for each sheet in the plan set. The Water & Gas Floor Plan, presumed to be Sheet P201, is missing a sheet label; please add the appropriate sheet label to match the sheet index. All sheets shall be consistently identified and coordinated throughout the construction documents. IBC Section 107.2.1.
2. Sheet G002: Please revise the number of provided exits to match the submitted plans. The drawings appear to indicate that two exits are provided; however, the code analysis table states that three exits are provided. Please amend the construction documents so that the exit count and all related life safety information are consistent throughout the plan set. IBC Section 107.2.1.
3. Sheet G002: Please clarify the two boxed notes regarding the “Egress Width @ Level Per Occupant = 0.15.” Unless the building is provided with an emergency voice/alarm communication system (EVACS) in accordance with the applicable provisions of the code, the required egress width factor for level components shall be 0.20 inches per occupant. Please revise the life safety calculations and related notes as necessary so the information is consistent throughout the construction documents. IBC 1005.3.2

COMMENTS:

1. The drawings appear to show combustible wood sheathing within 18 inches of the kitchen hood (Detail C6 on Sheet A102). Combustible construction is not permitted within the required clearance area. Reference: Section 507.2.6, IMC 2024.

2. Provide information on the sequence of operation for the restroom exhaust fans (i.e., how is the fan controlled?). Reference: Section 403.2.1 (4), IMC 2024.

3. Please show the Outside Air CFM for DOAS-1 as 1744 CFM in the Air Balance schedule so it is consistent with what is listed on Sheet H102. Reference: Section 107.2.1, IBC 2024.

4. Please review the occupant loads, room areas, and ventilation rates used in the Outdoor Air Ventilation Compliance Table on Sheet M001 for consistency with the floor plan and Table 403.3.1.1 of the 2024 IMC.
a. The seating area appears to be more appropriately classified as “Cafeteria/Fast Food” rather than “Dining.” Therefore it would use an occupant density of 100 people/1000 sq ft.
b. Clarify what is included in the “Drive Thru” area shown in the ventilation table. It is unclear whether this area is intended to represent the Service Area.
c. The kitchen area listed as 949 sq ft appears to include the Drive Thru/Service Area and the Walk-in Freezer/Cooler areas. Please clarify and revise the ventilation calculations as necessary.

1. Freeze-proof yard hydrants using a below-grade stop-and-waste valve are prohibited unless an approved upstream backflow prevention device is used to protect the upstream potable water source and the downstream outlets. Reference: Sections 608.8 and 608.9.1, IPC 2024

2. Keynote 18 with Water and Gas Floor Plan shows a 1 ¼ line through roof, but plan shows a 1” gas line. Please clarify. Reference: Table 402.4(2), IFGC 2024.

-Conflicting information on whether or not the building has fire sprinklers. Your project data on sheet G001 states fire sprinklers not required. Same sheet shows fire sprinklers will be a deferred submittal. Modifications to fire sprinklers and fire alarm are a separate submittal. Please resolve the conflicting information.

1. The replacement, relocation and installation of new lighting fixtures requires compliance with the City of Tucson Outdoor Lighting Code. Lighting fixtures ‘M’ and ‘N’.
2. Provide an outdoor site lighting plan that meets the requirements of OLC 104.2. Show/locate the different light sources on your site plan, both new and existing. Number the light fixtures on your lighting fixture table and use the same number on your site plan.
3. List the Lighting Area per OLC (typically E3) chapter 3 and used in Table 401.1. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1.
4. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation.
5. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. >>> Lighting Fixture ‘N’ appears to be an LED strip light type fixture. This is considered unshielded. See also the definition, in chapter 2, of a light-fixture.
6. Show lamps with a maximum of 3500K color temperature, OLC 402.1. >>> Lighting Fixture ‘M’ is shown with a 4000K color temperature. Lighting Fixture ‘N’ must show a color temperature as well.
7. Provide the manufacturer’s specification sheets for the outdoor lighting fixtures. Include the lumen and color temperature values for each outdoor fixture type.
8. Indicate whether or not a special inspection is required per sec. 104.2.2, and 106.2.
