1. Provide signed and sealed structural calculations prepared by an Arizona-licensed design professional for the design of this project. IBC Section 107.2.7. Please reference 2024 IEBC Chapter 4 if using like for like materials for the repair.
2. Where balconies or other elevated walking surfaces have weather-exposed surfaces and the structural framing is protected by an impervious moisture barrier, the construction documents shall include complete details for all elements of the impervious moisture barrier system, including the manufacturer’s installation instructions. Please revise the plans accordingly. IBC Sections 107.2.5 and 2304.12.2.
3. IBC Section 2304.12.2.5 requires the impervious moisture barrier system protecting structural wood framing to provide positive drainage for moisture that penetrates the moisture-permeable floor topping, such as concrete. Please revise the plans to identify the method used to provide positive drainage. For example, indicate sloped floor framing or an equivalent approved drainage method.
4. IBC Section 2304.12.2.6 requires cross ventilation for enclosed spaces at exterior balconies and elevated walkways exposed to moisture. Openings shall provide a net free cross-ventilation area of not less than 1/150 of the area of each separate space. Please revise the plans to demonstrate compliance. For example, provide soffit venting details and calculations.
5. Additionally please indicate the extent of the repairs to the stairway, if any. IBC 107.2.1
