a. Please block out the areas staying vacant and label them as such.
2. CASHIER (Please comply to the following.) Provide drawings illustrating this condition.
a. The tops work surfaces shall be 28 inches min & 34 inches max above the floor per ICC A117.1 sec 902.4.
b. Sec 306.3.3 Knee clearance shall be 11 inches min in depth at 9 inches above the floor, and 8 inches min in depth at 27 inches above the floor.
c. Sec 306.2.4 Additional toe clearance space extending greater than 6 inches beyond the available knee clearance at 9 inches above the floor.
d. Sec 306.3 Knee clearance shall be 30 inches min in width.
e. 904.3.2 Parallel approach, the counter surface 36 inches min length.

3. RESTROOM SIGN: Provide the following.

d. The stockroom is not subject to locking from the egress side.
e. There is a demarcated, minimum 44-inch-wide aisle defined by full- or partial-height fixed walls or similar construction that will maintain the required width and lead directly from the retail area to the exit without obstructions.
f. Please clearly show the storage racks/shelves & the demarcated aisle with dimension & marking on the floor such as paint stripes, etc

COMMENTS:

1. A service sink and drinking fountain are required based on the minimum plumbing fixture calculations, but the fixture count table on Sheet A2.2 currently lists zero provided for both fixtures. Please revise the plans to show the required drinking fountain and service sink on the floor plans, including any associated revisions to the plumbing system. Reference: Sections 107.2.1 and 2902.1, IBC 2024.

TRANSMITTAL DATE: May 12, 2026

This site is zoned C-3 (UDC Section 4.7.22). “Smoke shop” is a permitted land use in the C-2 zone.

1. COMMENT: Per the Smoke Shop Certification letter dated November 20, 2025, the existing smoke shop is nonconforming with City of Tucson Unified Development Code (UDC) sections 4.9.9.H.1 and 4.9.9.H.3. On cover sheet, add a note to include this information.

2. COMMENT: Zoning cannot locate an approved Development Package that includes the sidewalk improvements made around 2023 along the sidewalk on North 1st Avenue. Demonstrate that the sidewalk complies with Technical Standards Manual Section 7-01.0.0: Pedestrian Access.

3. COMMENT: Clarify if the five (5) parking spaces are new proposed spaces. If so, this addition will require submittal of a Development Package.

4. COMMENT: Remove the bicycle parking calculations from the cover sheet, as no site improvements are proposed.

5. COMMENT: More comments may be forthcoming based on the next submittal's response.
