Plan Review Comment – Structural / Architectural Clarifications Additional Architectural Details Required: Please provide supplemental architectural drawings and details to clearly depict the construction and code compliance of the proposed work. IBC 107.2.1 A. Detail 1/S1.2: This detail references an existing guardrail (“(E) Guardrail – Ref Arch’l”). Please provide the corresponding architectural reference detail or sheet where the guardrail design and compliance are shown. B. Detail 2/S1.2 – New Framed Wall: Please provide a complete wall assembly detail, including but not limited to: overall height, framing, exterior finish, water-resistive barrier, weep screed location, flashing details, and stucco system. Ensure compliance with IBC 107.2.4 and applicable provisions of IBC Chapter 14 (Exterior Walls). C. Detail 8/S1.2: Provide a complete wall assembly detail consistent with the requirements noted above for Detail 2/S1.2. D. Deck Framing Ventilation: Please clarify whether the underside of the deck framing is enclosed. If enclosed, provide details demonstrating compliance with required ventilation provisions in accordance with IBC 2304.2.5. 2. Structural Drawings A. Please expand the Balcony replacement schedule to include the other 6 items detailed on sheet S1.2. IBC 107.2.1 For example, show where details 2,4, 5, 6, 7, and 8 occur. 3. Structural Calculations: A. Please submit structural calculations for the proposed design, sealed and signed by an Arizona-licensed design professional.
