This letter reflects comments to be addressed. For facilitating a shorter review time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. Provide a response letter addressing each comment with location of change on the plans. Submit the separate response letter and plan set files. Site Engineering Review Comments: 1. Regarding the post barricades shown proposed to the north with the dumpsters – it is apparent that the bollards are being used to contain the dumpsters in the area, it will be necessary that an additional one to two bollards be proposed to protect the electric power pole that is exactly North of the dumpsters. a. Ensure to provide dimensioned spacing in resubmission in regard to each bollard placed. 2. Provide clarification if the trees shown on page 5 (Sheet AD1.0) are to be relocated somewhere else on the site or if they are simply being removed all together with no remediation. Group Dwelling is a permitted use in this zone (UDC Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the minimum requirements is required to be submitted and approved. The DP is a separate submittal from the building plans. The checklist can be found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/submittal_requirements.pdf. Site zoning is unable to approve this building permit until the DP has been approved by all reviewers. 2. Comment: The proposed pergola is only 40” from the property line. Setbacks in the R-3 zone for nonresidential use are the greater of 10’ or ¾ (Height). As it appears the pergola is attached to the building, a Design Development Option (DDO) will be required however that can be addressed in the associated DP.
