ARCHITECTURAL COMMENTS General 1. Please indicate that the fire alarm system [2018 IBC Sec. 907], and signage are to be provided as part of this project and are to be submitted as a separate permit (not a deferred submittal). 2. The plans indicate that pre-engineered wood trusses will be provided as part of deferred submittal. After review of the provided commercial building plans and the associated Development Package (Site Plan) TD-DEV-0225-00051, it appears that there are discrepancies regarding the height, square footage, & the proposed building overhang that is shown to encroach into the PAAL to the East of the building. Next steps: a. Revise the current commercial building plan set to follow suit with what was approved in the DP. This includes building footprint, dimensions, square footage, and downspout locations b. Revise the Development package TD-DEV-0225-00051 to follow suit with what is desired/intended. If revision to the DP is pursued, Site Engineering will be unable to provide full approval to TC-COM-0426-00490 until the DP revision is reviewed and approved by all associated reviewers 2. On the commercial building plans –It appears there is only one downspout shown/call-out on sheet (A110). These downspout locations should match with what was approved on the development package – if changes are proposed – include new locations in the associated revision mentioned. Tucson, AZ 85713 New Dispensary (1st Review) TRANSMITTAL DATE: 5/1/2026 This site is located in the C-2 zone (UDC 4.7.21). Marijuana Dispensary is an allowed use subject to Use Specific Standards 4.9.9.E.1 (UDC Table 4.8-4). Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: The associated Development Package (DP) TD-DEV-0225-00051 lists the proposed building height as 20’ however these plans call out the building height as 23’4”. The building heights in both the commercial building permit and the associated DP need to match. Please either revise the building height in TD-DEV-0225-00051 to 23’4” or reduce the height in this permit to match what was called out in the DP. 2. Comment: Sheet A001 shows a proposed entrance canopy encroaching into the PAAL however this was not shown on the associated DP. Please either remove this new canopy or revise your DP to show this canopy extending into the PAAL. 3. Comment: Additional comments may be forthcoming on the next review based on responses to zoning comments and plans submitted.
