COMMENTS:
1. SEALED/SIGNED/DATED DRAWINGS
a. Provide plans sealed by an Arizona Registrant. Reference: Section 107.1, IBC 2024 and Arizona Revised Statutes 32-125, Board of Technical Registration Rules R4-30-304.
2. APPLICABLE CODES
a. National Electrical Code (NEC) is the wrong year version. Please correct this as 2023.
3. RECEPTION COUNTER
a. Please provide drawings illustrating the following.
b. The tops of work surfaces shall be 28 inches min & 34 inches max above the floor per ICC A117.1 sec 902.4.
c. Sec 306.3.3 Knee clearance shall be 11 inches min in depth at 9 inches above the floor, and 8 inches min in depth at 27 inches above the floor.
d. Sec 306.2.4 Additional toe clearance space extending greater than 6 inches beyond the available knee clearance at 9 inches above the floor.
e. Sec 306.3 Knee clearance shall be 30 inches min in width.
f. 904.3.2 Parallel approach, the counter surface 36 inches min length.
g. 904.3.3 Forward approach, the counter surface 30 inches min length.
4. TURNING SPACE
a. The turning space shall be a circular space with a 67-inch minimum diameter. ICC A117.1 sec 304.3.1.1
b. The keynote and circle space are shown as 60 inches. Please correct.
5. URINAL
a. No other fixtures or obstructions shall be within the required water closet clearance. ICC A117.1 section 604.3.3
b. Clearance around a water closet shall be 60 inches minimum in width, measured perpendicular from the sidewall. ICC A117.1 section 604.3.1
c. Clearance around the water closet shall be 56 inches minimum in depth, measured perpendicular from the rear wall. ICC A117.1 section 604.3.2
d. Please correct this.

a. Installations, additions, or a modification where the electrical work exceeds 400 amperes, or the available fault current exceeds 22,000 amps.

2. Provide GFCI protection for all receptacles in the garage area per NEC 210.8(B)(10).
3. Show a GFCI receptacle outlet on the same level within 25’ of exterior HVAC equipment, [NEC 210.62].
4. Correct the load calculations on sheet E4.0, ‘Load Tabulation’ is not consistent with the other calculations on the sheet.
5. Provide a conductor sizing schedule or notes for branch circuits and feeders, NEC 210.19.
6. Provide complete compliance with the 2018 IECC for the interior/exterior lighting, including sensors and lighting controls as required. (typically COMcheck).

Site Engineering Review Comments:
1. After review of the provided commercial building plans and the associated Development Package (Site Plan) TD-DEV-0224-00040, it appears that there is a new equipment enclosure proposed on the west side of the new building within the pedestrian sidewalk which was not referenced or shown on the development package plans. Next steps:
a. Revise the current commercial building plan set to follow suit with what was approved in the DP. This includes building footprint, dimensions, square footage, and downspout locations
b. Revise the Development package TD-DEV-0224-00040 to follow suit with what is desired/intended. If revision to the DP is pursued, Site Engineering will be unable to provide full approval to TC-COM-0426-00488 until the DP revision is reviewed and approved by all associated reviewers

This site is located in the I-2 zone (UDC 4.7.30). Trade service and repair (major) is an allowed use subject to Use Specific Standards 4.9.4.X.1 and 4.9.13.Q.

1. Comment: The site plan provided calls out a new mechanical enclosure within the pedestrian sidewalk on the westside of the building, however this structure was not called out in the associated Development Package (TD-DEV-0224-00040). Please either revise the DP to show this structure or remove it from the proposed scope of work.
2. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
