COMMENTS:
1. OCCUPANT LOAD CALCULATION for the RECEPTION area. Please calculate this correctly to have a correct calculation of the Means of Egress Width.
a. Per IBC Table 1004.5, the Reception area is an assembly space with occupant load factor of 15 net per person.
b. The circulation path area can be deducted leading from the two front doors to the Exam 1 and Exam 2 which is approximately 80 sf. The 320 sf shown on the drawings therefore reduced to 240 sf.
c. Resulting from the above area reduction, yields 15 occupants (3 is shown on sheet TS100 and A202). Please correct this.
d. The total occupant load is therefore 49. Please correct this on on sheets TS100 and A202 or wherever it appears. The Minimum Required Plumbing Fixtures per IBC Table 2902.1 will still be 2 water closets and lavatories in each restroom which is currently shown on the drawings.
2. TURNIG SPACE within RESTROOM
a. The turning space shall be a circular space with a 67-inch minimum diameter. ICC A117.1 sec 304.3.1.1 (60 inches is shown on the drawings). Please correct this.
3. DRINKING FOUNTAIN Location
a. Please install a sign at the Reception area illustrating the location of the Drinking Fountain behind the doors allowing public access per IBC 2902.4.1 Directional signage such that the sign can be readily seen.
4. RECEPTION DESK, please provide drawing illustrating the below items.
a. The tops of work surfaces shall be 28 inches min & 34 inches max above the floor per ICC A117.1 sec 902.4.
b. Sec 306.3.3 Knee clearance shall be 11 inches min in depth at 9 inches above the floor, and 8 inches min in depth at 27 inches above the floor.
c. Sec 306.2.4 Additional toe clearance space extending greater than 6 inches beyond the available knee clearance at 9 inches above the floor.
d. Sec 306.3 Knee clearance shall be 30 inches min in width.
e. 904.3.2 Parallel approach, the counter surface 36 inches min length.
f. 904.3.3 Forward approach, the counter surface 30 inches min length.
