Location: 3044 N ALVERNON WY Review Date: 4/14/2026 Reviewer: Marco Contreras – Engineering Associate - Site Engineering Site Engineering Review Comments: 1. The proposed addition of the new solar parking canopy for this commercial site will require the submission of a Development Package Site plan UDC 7.4.3.E as this constitutes as site work. In accordance with Unified Development Code (UDC) Article 3.3.3.G.2.c, a site plan (Development Package Permit) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans. The checklist can be found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/minor_changes_to_commercial_industrial_sites_.pdf. 2. Site Engineering is unable to review and approve permit TC-COM-0426-00474 until the associated Development Package is reviewed and approved by all reviewers. 3. As this parcel/site is entirely within a FEMA X-Shaded 100-year floodplain associated with the Alvernon Wash, it will be required that a floodplain use (FPU) permit be submitted for the work within a floodplain. This is an entirely separate permit that can be submitted for within the sub-records of this commercial permit. For the FPU permit submission, please provide the plan set provided within this permit submission. 4. NOTE: To review for compliance with UDC 7.4.6.F.2 & UDC 7.4.6.E.2. It is required that the required the canopy either follow the required height clearance of 15 – feet along the PAAL or be setback one foot or greater from the PAAL. Provide a height call-out showing the clearance OR show on the site plan that the 1-foot setback is addressed. Provide a construction detail for the canopy and ensure to demonstrate referenced compliance. Ensure this is demonstrated for the Development Package (Site Plan) submission and the subsequent commercial building permit submission.
