This letter reflects comments to be addressed to ensure final approval from Site Engineering. To help speed up your resubmittal and facilitate shorter review timelines, please include a response letter along with your updated plans and any supporting calculations. In your response letter, address each comment individually and explain what changes were made and where they can be found in the plans. Please do not mark or highlight changes in the drawings at this stage — revision markups are only used after a permit has been issued. Submit your response letter and updated plan set as two separate files. Site Engineering Review Comments: 1. Previous comment not addressed - The proposed addition of the new solar parking canopy within the parking area for this commercial site will require the submission of a Development Package Site plan UDC 7.4.3.E as this constitutes as site work. In accordance with Unified Development Code (UDC) Article 3.3.3.G.2.c, a site plan (Development Package Permit) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. 2. Site Engineering & Site Zoning will be unable to provide final approval to this commercial building permit TC-COM-0426-00474 until an associated site plan (Development Package) has been submitted and issued by PDSD. 3. As this parcel/site is entirely within a FEMA X-Shaded 100-year floodplain associated with the Alvernon Wash, it will be required that a floodplain use (FPU) permit be submitted for the work within a floodplain. With updates to internal processes – a FPU permit will be administratively processed by Site Engineering on behalf of the applicant once the development package has been submitted. 4. As this building permit has not been approved and issued, remove all revision bubbling as referenced in previous review comments. |

COMMENT: Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved (the same checklist is used for ‘major’). The DP is a separate submittal from the building plans. Until this submittal has been reviewed and approved, TC-COM-0426-00474 cannot be approved.
