Structural Calculations: Please update the design criteria used in the Structural Calculations to reference the 2024 IBC and ASCE 7-22 IBC 107.2.1 2.Sheet A.1: Please revised the Summary of Regulations to reflect the current editions of the adopted codes. IBC 107.2.1 for example use these editions to augment the list on the plans. 2024 International Existing Building Code (IEBC) 2024 International Mechanical Code (IMC) 2024 International Plumbing Code (IPC) 2023 National Electrical Code (NEC) 2024 International Fire Code (IFC) 3. Sheet A.1: Please revise the plans to clearly identify the mixed-occupancy methodology used for the building. Indicate whether the design is based on accessory occupancies, nonseparated occupancies, separated occupancies, or a combination of these methods, in accordance with IBC Section 508.1. 4. Sheet A.1: Please amend the General Building Summary to reflect the allowable area as this building does not appear to meet the Unlimited Building Criteria as the South yard appears to be less than 9 feet wide. IBC Section 507 5. Sheet A.1: Please amend the Site plan to provide dimensioned distances between the building and the property line. IBC 107.2.1 6. Sheet A.1: Please verify the fire-resistance rating of all exterior walls is shown and meets IBC Table 705.5 For example the storage receiving room appears closer than 10’ to the property line. 7. Sheet A.1: Please revise the occupant load calculations to clearly show the total design occupant load for the building. The total shall be based on the occupant load factors applied to each room and space in accordance with IBC Table 1004.5. Include the area, occupant load factor, and calculated occupant load for each space. 8. Sheet A.2: Please revise the plans to clearly indicate the number of occupants for each room and space in accordance with IBC Section 107.2.3. Additionally, provide the occupant load factor for each room and space per IBC Table 1004.5, and ensure the selected occupant load factor accurately reflects the actual use and function of each space. 9. Please show the paths of egress from within the building to the exits. IBC 107.2.3 10. Sheet A.2: Please revise the plans to indicate the use of room #120-Work Area. For example, is it an F-2 Factory occupancy? 11. Sheet A.2: Please amend the plans to ensure doors serving a space with ≥ 50 persons in A or E occupancies have panic hardware. IBC 1010.1.10 12. The roof covering is identified, and the slope is identified. IBC Section 1507. E. For roofs over 16 feet high with equipment, a permanent ladder is provided. IMC 306.5 F. Guards are height labeled at equipment and roof hatches near roof edges. IBC 1015.6, 1015.7 G. A plan view shows how access to attics is provided. IBC 1208.2 H. Exterior wall coverings are identified and a reference to an installation detail is provided. IBC 1404.1 Please provide section drawings with referenced detail call outs and provide detail sheet I. A specific exterior wall water resistive barrier is identified. IBC 1403.2 J. Details are referenced that show the water resistive barrier and flashing. IBC 107.2.4, 1402.2, 1404.4. K. Foam plastic insulation in exterior walls meets its restrictions. IBC 2603.5 L. EIFS systems show an evaluation report number and provide the report. IBC 1407.2 M. In other than type V, combustible exterior wall coverings are limited in height and area. IBC 1405.1 6.B Building Sections A. Building sections are shown to scale for each building and structure. IBC 107.2.1 B. Min. 7’-6” ceiling heights, protruding objects are dimensioned. IBC 1003.2, 1207.2 C. Building thermal envelope information is shown and matches documentation. IECC C402.1, C407.4 D. Details are provided that show the flashing and intersection detailing of water resistive components at dissimilar materials, corners, ends, joints, roof to wall intersection, and as otherwise needed. IBC 107.2.4 E. For combustible construction, fire blocking is provided in all required locations. IBC 718.2 7. Door hardware is provided. The capability for free egress is specifically shown. IBC 1010.1.9 8. Only the main door uses the key lock option with the correct sign. No thumb turns. IBC 1010.1.9.4 9. Please amend the plans to provide interior elevations of the new toilet room to include details, height and location dimensions for the following. A. Please confirm whether the tests still apply or revise the documents as needed. 3. The mechanical plans reference Note 10 for condensate piping, however, the Mechanical Notes identify condensate requirements under Note 8. Please correct. 4. Show the size, routing, and termination of the condensate drain from the ductless AC unit. Reference: Section 307.2.1.1, IMC 2024 as amended by the City of Tucson. 5. Reference: IPC Sections 503.1 (connections & shutoff valves), 504 (safety devices), 606.1 (valves), 607.2 (recirculation), and 607.3 (thermal expansion control). 3. Clearly indicate where the proposed cold-water line connects to the existing domestic water system. Reference: Section 107.2.1, IBC 2024. 4. Please show there is a metering faucet for the lavatory, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10 seconds. Reference: Section 412.13, IPC 2024, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09. 5. Verify that the distance from the hot water source to the hot water termination for the lavatory complies with the requirements of Section C404.5, IECC 2018 (e.g., 24” for ½” hot water supply piping). |
