Sheet A.1 Original Comment: Please amend the site plan to provide dimensioned distances between the building and the property line. IBC 107.2.1. New Comment (2nd Review): Please revise the site plan to clearly indicate the actual distance from the building to the property line. If the fire separation distance (FSD) is less than 10 feet, the exterior wall openings shall comply with the maximum allowable opening limitations of 2024 IBC Table 705.8 (formerly Table 705.8/705.9, as applicable). The exterior door at the Storage/Receiving area appears to exceed the permitted opening allowance. Please relocate the door or otherwise revise the design to demonstrate compliance. 6. Sheet A.1 Original Comment: Please verify that the fire-resistance ratings of all exterior walls are shown and comply with IBC Table 705.5. For example, the Storage/Receiving room appears to be located less than 10 feet from the property line. New Comment (2nd Review): Please revise the plans to identify the approved listed fire-resistance-rated assembly details for all rated walls, floors, and ceilings. Provide the applicable listing numbers (UL, GA, or approved equivalent) and corresponding assembly details directly on the construction documents. This information is required to verify compliance with the required fire-resistance ratings. 2024 IBC Sections 107.2.1 and 703.2. 7. Sheet A.1 Original Comment: Please revise the occupant load calculations to clearly show the total design occupant load for the building. New Comment (2nd Review): Please provide a complete occupant load calculation for the entire building, including both the existing building area and the proposed addition. The total design occupant load is required for issuance of the updated Certificate of Occupancy. Provide the area, occupant load factor, and calculated occupant load for each space, along with the overall building occupant load. IBC 107.2.1. 12. Architectural Drawings Required IBC 107.2.1 B. Original Comment: Provide fire-resistance-rated parapets where required, including where rated exterior walls are provided. IBC 705.11. New Comment (2nd Review): A parapet is required at the new Storage/Receiving area. Please revise the construction documents to provide parapet details and demonstrate compliance with 2024 IBC Section 705.11. L. Original Comment: EIFS systems shall identify the evaluation report number and provide a copy of the report. IBC 1407.2. New Comment (2nd Review): The exterior finish is identified on the construction documents as “Synthetic Stucco.” Please provide the applicable ICC-ES Evaluation Report (ESR) number, or an approved equivalent evaluation report, and submit a copy for review. Additionally, if the evaluation report requires special inspections for installation, please identify those requirements on the construction documents and include them in the special inspection program. 9. Accessible Toilet Room Original Comment: Please amend the plans to provide interior elevations of the new toilet room showing details, dimensions, and mounting heights for the following: A. Lavatory height, knee clearance, toe clearance, and pipe protection. 2017 ICC A117.1 Sections 306 and 606. B. Water closet and toilet compartment requirements. 2017 ICC A117.1 Section 604. New Comment (2nd Review): Please revise the layout of the new toilet room to comply with the turning space requirements of the 2017 ICC A117.1. As this is new construction, a complaint-turning space must be provided in accordance with Section 304. The turning space shown does not appear to meet the required dimensions. There are several conditions of approval that must be addressed before your application can proceed. Please revise your Design Package as follows and resubmit: (1) Double hung windows with wood frame (can be metal clad wood windows) (2) Front door to be will be 2-panel (3) Distinguish the stucco from the contributing properties on site (key noted, clouding etc) on the plans Please resubmit a final revised Design Package to show that the noted conditions are being met. Resubmit under the SD#, a single compressed pdf package. Once reviewed and deemed completed by staff, a final historic Decision Notice will be generated and signed by PDSD Director. A Development Package (DP) meeting the minimum requirements is required to be submitted and approved. The DP is a separate submittal from the building plans.
