Please amend the plans to clearly identify the specific use designation within the proposed Group F-1 occupancy, in accordance with IBC Section 302.2. The current submittal lists the occupancy classification but does not describe the actual use of the space. Provide a brief description of the primary function (e.g., fabrication, manufacturing, assembly of products, processing operations, etc.) so that the occupancy classification can be properly verified. 2. Please provide a Hazardous Materials Inventory Statement (HMIS) for this project. The HMIS shall be prepared and submitted in accordance with International Building Code (IBC) Section 414.1.5 and International Fire Code (IFC) Section 5001.5, and shall include the following: A complete inventory of all hazardous materials stored, used, or handled on site Quantities (in pounds, gallons, or cubic feet, as applicable) Physical state (solid, liquid, gas) Hazard classification (per IFC) Maximum allowable quantities (MAQs) and control area analysis Storage and use locations, including identification on the floor plan Safety Data Sheets (SDS) for each hazardous material Please clearly demonstrate compliance with applicable MAQs per control area and identify any required hazardous occupancy classification(s) or fire protection features triggered by the quantities provided. Failure to provide a complete HMIS may delay further review of this submittal. 3. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Please clarify the use. On the associated DP (TD-DEV-0423-00208) and past building permit for this site (TC-COM-1023-02502), the use was classified as craftwork. On this permit, sheet 1 says the use has changed and is now manufacturing but the title refers to “storage”. 2. Comment: Sheet 1 refers to the zoning as I-2, however this property is zoned I-1. Please update Sheet 1 with the correct zoning information. 3. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
