| 05/19/2025 | Commercial Mechanical | REQUIRES RESUBMIT | 1. Clarify how the exhaust for the pedicure chairs will be located, “not more than 12” horizontally (305 mm ) and vertically from the point of chemical application.” Reference: Section 502.20, IMC 2018. 2. Verify the capacity of existing packaged heat pump (HP-1). The model number indicates that the unit has a nominal cooling capacity of 5 tons, not 4 tons which means it would have a nominal supply air flow rate of 2000 CFM with a minimum supply of 1600 CFM. In addition, the mechanical floor plan refers to an existing 5-ton AC unit. Reference: Section 107.2.1, IBC 2018. 3. The Exhaust Fan Schedule calls for an exhaust flow rate of 875 CFM but only 400 CFM off exhaust is identified on the mechanical floor plan. The schedule call for a fan RPM of 1725 but the maximum fan RPM is 1669. Also, the fan is scheduled to be interlocked with an existing HP-2 which does not appear on the drawings. Clarify the fan specifications and identify all of the exhaust inlets. Reference: Section 107.2.1, IBC 2018. 4. Specify the new exhaust fan for the restroom and provide the exhaust flowrate. |

| 05/19/2025 | Commercial Plumbing | REQUIRES RESUBMIT | 1. This activity is located in the City of Tucson, not the City of Scottsdale (Plumbing Material Notes #9). 2. Show the location of the new 80-gallon water heater. Reference: Section 107.2.1, IBC 2018. 3. What is the purpose of the tankless water heater that is not connected to the water piping? 4. Notes 11 and 12 of the Fixture and Piping Connection Schedule are reversed. 5. Delete note 9 of the Fixture and Piping Connection Schedule if it is not to be used. 6. Five water connections are shown for pedicure chairs but only four pedicure chairs are shown. Is the fifth connection for future use? 7. What is the purpose of the 2” WCO and 2” VTR noted near the location of the 80-gallon water heater; it does not appear to be connected to the building drainage system. Reference: Section 107.2.1, IBC 2018. 8. Clarify the design of the hot water circulation system. How will the recirculating flow rate be controlled? How will the distance from the hot water source to the hot water termination for the public lavatory comply with the requirements of Section C404.5, IECC 2018? 9. The fixture drain serving an automatic clothes washer shall connect to a fixture branch that is at least 3 inches in diameter. Reference: Section 406.2, IPC 2018. 10. Provide a metering faucet for the lavatory, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10-seconds. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09. 11. Reference: Section 423.3, IPC 2018, as amended by the City of Tucson. 12. Submit the listing information for the backflow protection provided for the cold water and hot water supplies for each pedicure chair. Reference: Section 423.3, IPC 2018, as amended by the City of Tucson. 13. Note 3 of the Fixture and Piping Connection Schedule calls for the T&P relief to be routed to the adjacent mop sink. Termination of the excess pressure relief from the water heater over an elevated service sink is not an approved location and the mop sink is not adjacent to the water heater. In addition, the T&P relief line cannot be trapped (i.e. the line can’t rise up to clear the door). Reference: Section 504.6 (6 & 8), IPC 2018. 14. The minimum fixture drain for a water closet is 3”, not 2”. Reference: Section 704.2, IPC 2018. 15. Each pedicure chair installation calls for a 4” wall cleanout but the fixture drain is only 2” and connects to a 3” horizontal drain. Similarly, the 2” fixture drain for the lavatory calls for a 3” wall cleanout. Reference: Section 708.1.5, IPC 2018. 16. Provide a detail showing the waste and vent configuration for the pedicure chairs to verify that each trap and trapped fixture has been vented in accordance with one of the methods shown in the IPC.
