| 06/23/2026 | Commercial Mechanical | REQUIRES RESUBMIT | 1. The current exhaust fan schedule shows EF-1 with a total flowrate of 750 CFM while only 400 CFM is identified on the drawing. Coordinate the noted exhaust flowrates. If the exhaust flowrate is greater than the mechanical ventilating supply system, Section 501.4, IMC 2018 requires that, “adequate makeup air shall be provided to satisfy the deficiency.” Also, both EF-1 and EF-2 are scheduled to be interlocked with a non-existent heat pump, HP-2. Both fans shall operate continuously during the hours of operation. [Initial comment: The Exhaust Fan Schedule calls for an exhaust flow rate of 875 CFM but only 400 CFM off exhaust is identified on the mechanical floor plan. The schedule call for a fan RPM of 1725 but the maximum fan RPM is 1669. Also, the fan is scheduled to be interlocked with an existing HP-2 which does not appear on the drawings. Clarify the fan specifications and identify all of the exhaust inlets. Reference: Section 107.2.1, IBC 2018.] 2. Clarify the location of EF-1 on the mechanical plan. The identifying note currently points to the Supply ductwork. Reference: Section 107.2.1, IBC 2018. | 06/23/2026 | Commercial Plumbing | REQUIRES RESUBMIT | 1. Plumbing Material Note #3 calls for installation of an 80 gallon water heater, but the cut sheet and the architectural plans show a 50 gallon water heater. [Initial comment: Show the location of the new 80-gallon water heater. Reference: Section 107.2.1, IBC 2018.] 2. Comment not addressed. [Initial comment: Delete note 9 of the Fixture and Piping Connection Schedule if it is not to be used.] 3. Both Sections C404.5.1 and C404.5.2, IECC 2018 identify a circulating hot water system and a heat-trace maintenance system as a means to reduce the distance between a hot water source and a public lavatory. A demand recirculation system, however, with the circulation pump located near the water heater, does not comply with the requirements of Section C404.5, IMC 2018. [Initial comment: Clarify the design of the hot water circulation system. How will the recirculating flow rate be controlled? How will the distance from the hot water source to the hot water termination for the public lavatory comply with the requirements of Section C404.5, IECC 2018?] 4. The vacuum breaker shown in the un-numbered detail on sheet P3.0 does not comply with the requirements of Section 423.3, IPC 2018, as amended by the City of Tucson for backflow protection for pedicure baths. Pedicure baths with hand-held showers require a reduced pressure principle backflow prevention assembly or a pressure type vacuum breaker installed not less than 12 inches above the flood rim of the bath. [Initial comment: Submit the listing information for the backflow protection provided for the cold water and hot water supplies for each pedicure chair. Reference: Section 423.3, IPC 2018, as amended by the City of Tucson.] 5. Note 7 of the Fixture and Piping Connection Schedule calls for a “pedestal type service sink”. Provide a detail showing how the service sink and the water heater will be co-located. [Initial comment: Note 3 of the Fixture and Piping Connection Schedule calls for the T&P relief to be routed to the adjacent mop sink. Termination of the excess pressure relief from the water heater over an elevated service sink is not an approved location and the mop sink is not adjacent to the water heater. In addition, the T&P relief line cannot be trapped (i.e. the line can’t rise up to clear the door). Reference: Section 504.6 (6 & 8), IPC 2018.. 6. The sewer floorplan calls for nine vents through the roof (VTR) and a “2 [inch] circuit vent in the wall & above the ceiling.” Provide a waste and vent isometric to clarify the venting design. Reference: Section 901.2.1, IPC 2018. [Initial comment: Provide a detail showing the waste and vent configuration for the pedicure chairs to verify that each trap and trapped fixture has been vented in accordance with one of the methods shown in the IPC. Reference: Section 901.2.1, IPC 2018.] The sewer floorplan calls for nine vents through the roof (VTR) and a “2 [inch] circuit vent in the wall & above the ceiling.” Provide a waste and vent isometric to clarify the venting design. Reference: Section 901.2.1, IPC 2018. 7. Comment not addressed. Re-evaluate the domestic water piping sizes as required. [Previous comment: Please include the pressure drop of the reduced pressure principle backflow prevention assembly in the domestic water calculation. Reference: Chapter XXVII, Article V, Section 27-72, The Tucson Code.] If you have any questions about this review comment, I can be reached at Robert.Sherry@tucsonaz.gov |

| 06/23/2026 | Water - PDSD | REQUIRES RESUBMIT | Verify the size of the water meter serving this suite; there are two water meters serving this building. Provide the total water demand served by the water meter serving this suite. [Initial comment: Provide the size of the water meter serving this suite and the total water demand served by the water meter. Reference: Section 107.2.1, IBC 2018.] If you have any questions about this review comment, I can be reached at Robert.Sherry@tucsonaz.gov |
