09/30/2025 Bldg Permits - Post Review Express PENDING ASSIGNMENT
09/30/2025 Commercial Plumbing Standard REQUIRES RESUBMIT 1. The new water heater detail is for an outdoor, gas-fired, tankless water heater, but the “specification” and location of the water heater appears to be for an indoor, gas-fired, tankless water heater. Provide a specification that includes the manufacturer’s model number, the maximum natural gas load, and the type of vent (e.g., concentric vent). Revise the water heater detail per the manufacturer’s installation instructions, showing the correct locations of the cold water, hot water, and natural gas pipes. Provide a sediment trap for the gas supply, located downstream of the gas shut-off valve. Show the size, route and termination of the temperature and pressure relief (T&P), the condensate drain (if required by the manufacturer), and the water heater drain. (Note: the T&P, condensate drain, and the water heater drain pipes may not be combined.) Show the necessary modifications to the natural gas supply piping. Show the expansion tank installed per the manufacturer’s instructions (i.e., only on the cold water pipe, between the check valve and the water heater). [Second comment: The water heater detail is for a tank-type water heater while the floor plan and the plumbing fixture schedule both show a tankless water heater. Rinnai produces propane- and gas-fired tankless water heaters but does not produce an electric tankless water heater, only an electric heat pump water heater. Provide a specification for a listed water heater.] [Initial comment: To clarify the installation of the water heaters, provide a detail of the water heater installation, including the excess pressure relief: Show the location of the water heaters on a plumbing floor plan. Reference: Section 107.2.1, IBC 2018 and Sections 503.1, and 504, IPC 2018.]
2. Comment not resolved. Delete Plumbing Note #11, requiring air chambers on P1.0. [Second comment: Air chambers (#10 in Plumbing Notes, P1.0) only provide temporary protection from water hammer but they do provide an area for bacterial contamination of the water distribution system.] [Initial comment: Provide pressure-absorbing devices for the water connections to appliances equipped with quick-acting or solenoid valves. The pressure-absorbing devices shall conform to ASSE 1010; an air chamber is not acceptable. Reference: Section 604.9, IPC 2018.]
3. Revise the electrical panel schedules to reflect the electrical requirements of the tankless water heater and not the tank-type, electric water heater.
