COMMENTS:
1. LAVATORIES
a. Lavatories & water closets shall be handicapped accessible, ICC A117.1 & IBC 2902 compliant. Lavatory shall be maximum 34 inches above floor to the higher of the rim or counter surface, faucets and soap dispenser shall have a reach depth of 11 inches per ICC A117.1 section 606. New or replacement lavatory faucet operator shall also be metered & shall dispense a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10-seconds for accessibility. Reference: Section 412.11 & 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09. 2. Provide tempered water for the lavatory using an approved device conforming to ASSE 1070. Reference: Sections 419.5 and 607.1.2, IPC 2018. Water supply and drain pipes under lavatories shall be insulated to protect against contact per ANSI 606.6 complying to clearances shown on Figure 606.3 ICC A117.1
2. WATER CLOSET
a. At water closet, show the 60" W x 56" D clearance area on the floor per ANSI A117 Figure 604.3 Ensure no other fixtures are within this area.
3. GRAB BARS
a. Grab bars ICC ANSI A117.1 section 604.5, toilet and bathing facilities, grab bars and shower seat reinforcement sec 1104.11 ICC A117.1, Kitchens sec 1104.12 ICC A117.1Sheet A0 Code Analysis
4. ACCESSIBILITY UPGRADES
a. Requires that accessibility be provided. Accessibility upgrades shall be required in accordance with IEBC.305.7. Accessibility upgrades equaling 20% of the cost of the project shall be made. For example, the Bathroom is not compliant.
