1. Sheet A3.0: Please amend the plans to show compliance with IBC Section 1012 Ramps
A. Please add a note or otherwise indicate the maximum cross-slope is 1 in 48 or 2%. Across the direction of travel. IBC 1012.3
B. Please provide dimensioned plans showing a minimum of 36” clear between the ramp handrails. IBC 1012.5.1
C. Please show handrails on both sides of the ramp as the rise is over 7” IBC 1012.8
2. Please amend the plans to show the Stairway and Ramp handrail extensions extend horizontally above the landing 12 inches minimum beyond the bottom of stairways and ramp runs. The extensions of handrails shall be in the same direction of the flights of stairs at stairways and the ramp runs at ramps. IBC 1014.6
3. Please amend the plans to note or otherwise indicate door handles, pulls, latches, locks, and other operable parts on accessible doors shall have a shape that is easy to grasp with one hand and does not require tight grasping, pinching, or twisting of the wrist to operate. 2009 ICC A117.1 404.2.6
4. Please amend the plans to note or otherwise indicate door surfaces within 10 inches of the floor, measured vertically, shall be a smooth surface on the push side extending the full width of the door. 2009 ICC A117.1 404.2.9
5. Please amend the plans to list any required special inspections and provide a statement of special inspections with required special inspections and tests. For example, Soils (fill under slab and fill supporting interior wall foundation. IBC 107.2.1 & 1704.1

Site engineering comments are as follows:
1. This project lies within a recognized floodplain, Tanque Verde Creek, and requires a Floodplain Use Permit (FUP) with an elevation certificate.
2. The CMU retaining wall beneath the structure will also require flood venting. These shall be in accordance with the requirements of NFIP Technical Bulletin 1. The vents must be no higher than one foot above the adjacent grade. They shall be located on two sides of the structure and measure 1 square inch per 1 square foot of floor gross floor area.

Note: Construction of new buildings require elevation one foot above the base flood elevation. For all new construction buildings, two elevation certificates must be filled out by a registered land surveyor and submitted to the City, one before the foundation is poured and one after construction is completed.
