COMMENTS:
1. LANDING AT NEW DOOR(S)
a. Door Landing (front approach maneuvering clearance) 5 ft deep from door, width of the doorway and the required latch-side or hinge-side clearance per ICC A117.1 section 404.2.3.1 and Table 404.2.3.2
b. Landing to be installed before warped ramp.
i. Please Illustrate this on the plan drawing.
2. GUTTER, DOWNSPOUT, TRENCH DRAIN
a. Previously, a drainage system was being required to move water ponding in front of the addition.
i. Subsequently, a gutter and downspout system was proposed by the contractor to ultimately empty at the parking lot to the west where the city was informed have good drainage slope in existence.
b. Your current response to the city comments is to eliminate the above solutions altogether.
c. The city concluded, this is not an acceptable solution.
i. Therefore, gutter and downspout shall be installed traveling under the sidewalk and connecting to a trench drain constructed starting from the left of the addition all the way to the front, emptying into the landscaping.
d. NOTE: The City of Tucson Unified Development Code 7-01.4.1E requires:
i. Sidewalks shall be flood free for all storm discharges of up to and including a ten-year frequency flood event. Drainage flowing across all pedestrian circulation paths shall be conveyed under the path for up and including the ten-year frequency flood events, except at street intersections, pedestrian crossings, and PAAL pedestrian crossings.
3. ADDED COMMENT - Per our phone conversation on 1/8/26 9:22am, there is discrepancy on the finish floor elevation. Previously, the city was informed that the classroom finish floor is essentially at the same elevation as the asphalt parking lot hence ramp will not be necessary. This current submission proposes a sidewalk that will be 2 inches above the asphalt surface and the classroom finish floor elevation will be 2 inches above the sidewalk finish elevation. a.) Will the classroom be compliant to ICC A117.1 for accessibility. -OR- b.) It will not be compliant because this current proposal will make the classroom finish floor 4 inches higher than the existing hallway that it is being attached/added to. c.) Please resolve this issue and make the necessary corrections on your drawings.

1. After further review for compliance with development package TD-DEV-0124-00019, It appears the proposed Ingress/egress doorways do not match was previously proposed and approved in the associated Development package. It also appears that the required vertical separation between the sidewalk and PAAL is not shown and/or called out. It is required that the development package and building permits match. It will be required that a revision be made to the Development package. It will also be required that for the revision to the DP, some form of drainage infrastructure be shown/called out regarding the new Addition. This includes gutters, roof drains, downspouts, and some form of scupper or trench drain to fall in compliance with Technical Standards Manual 7-01.4.3E.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The location of the proposed new doors does not match what was previously approved in the development package (TD-DEV-0124-00019). Also, the required vertical separation from the PAAL is not shown on the building permit site plan. The development package and the building permit need to match. Please revise the development package to reflect the updated site layout. Site zoning is unable to approve this permit until the associated development package has been revised.
2. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
