Should the above not followed, it may delay your approval. COMMENTS: 1. Sheet A2.0 Detail 5 a. A person on wheelchair exits the door onto the warped landing pad, at the end of the landing are tire stops for the parallel parking stalls. There is an elevation difference between the finish grade and the top of the landing of 6 inches; please provide a drawing illustrating compliance to ICC A117.1 as well as where is the ramp from both landings a person on wheelchair uses to escape a fire emergency for example leading to the asphalt surface below. Should there be parked cars in those parallel stalls, show on your drawing the Exit Discharge path. 2. A weep screed with a minimum vertical attachment flange of 3 1/2 inches shall be provided at or below the foundation plate line on exterior stud walls. The weep screed shall be placed not less than 4 inches above the earth or 2 inches above paved areas and be of a type that will allow trapped water to drain to the exterior of the building. The water-resistive barrier shall lap the attachment flange. The exterior lath shall cover and terminate on the attachment flange of the weep screed. Per IBC 2512.1.2 Weep screeds a. Where porches, landings, garage aprons are located at same level as floor slab, provide concrete or CMU foundation curb or other approved means to achieve minimum 2 inch clearance between slab and stucco weep screed. b. The inspection will fail at the landing locations where the weep screed exists. With the landing having the same elevation as the finish floor, the 2 inch required space below the weep screed will not be compliant. i. Please correct your drawings to address this issue. 1.
