Should the above not followed, it may delay your approval. COMMENTS: 1. My apology for the delay, it took a bit to discover the discrepancies to the Occupant Load calculations shown on multiple sheets of your drawings. This is a correction that was requested but not executed on these drawings. 2. OCCUPANT LOAD a. Sheet A2.0 i. Per IBC Table 1004.5 Floor Area Allowed per Occupant indicates 20 sf NET per occupant (Not GROSS) Educational, ii. Drawing 2 Sheet A2.0 Renovation Floor Plan calculates the Occupant Load Correctly which is 24 occupants for Room A and 24 occupants for Room B. b. Sheet DP1.0 i. Tenant Occupant Load 1. Correct or line out 54 and change to 48 O.L. NEW 2. Correct or line out 259 and change to 253 occupants 3. Exit width required, change or line out 54 and correct to 48 occupants 4. Exit width required equal to 7.2 (you show 8.1, correct or line out). c. Sheet G 0.0 i. Group E allows 38,000 sf (you have Group B at 38,000 sf, per IBC Table 506.2 group B is at 36,00). Did you mean to use Group E, is so please correct this. ii. Please clarify this from this sheet: “(S1-MAXIMUM 1 STORY ABOVE GRADE EQUIPPED WITH AUTOMATIC SPRINKLER)” If you are addressing the required fire separation between an S1 and E, a 1 hour fire rating will be required between these two classifications even with the presence of a fire sprinkler system. Should you have this condition, please provide the necessary fire rating on walls separating these tow occupancies, show it on your drawings. iii. New additional educational areas: correct to 48 (you have it at 54). iv. Door width does not match what is shown on Sheet DP1.0. Please be consistent. Please make the necessary corrections. v. Minimum Required Plumbing Fixtures, please correct to 253 (you have it at 259). 3. ICC A117.1 Accessibility i. The drawing 1 Code Plan on Sheet G0.0 indicates the two new doors are going to be the emergency exit doors. ii. Detail drawing 5 sheet A2.0 indicates 6 inches elevation difference between finish floor and the finish grade below. iii. Ramps will be required, you do not show any ramps for these two exit doors. iv. Please provide the ramps complying to ICC A11.7.1 Acceccibility. 4. Please resubmit. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Building Code (IBC), 2017 National Electrical Code (NEC). Please address the electrical plan review comments and provide a written response. 1. Ref; Lighting Plan. 1a. What is the note,” HIGH ENERGY BULB 4000K 32 VA/FIX” associated with? 1b. The Emergency interior lighting wall pack unit information is not shown anywhere in the lighting or power plans. What does the ‘B’ signify? Indicate wiring methods and detail about the unit. NEC art 700. 1c. Why do the Exit fixtures have a letter ‘a’ by them? Are they controlled by switch ‘a’? How are they wired? 1d. How are the exterior luminaires controlled? 2. Provide more detail in the panel schedule as to the location Room ‘A’ or ‘B’ for the electrical devices and Mechanical equipment. NEC art 408.4. 3. Provide GFI protected 120-volt receptacles for the rooftop AC Units. NEC 210. 4. Provide Tamper Resistant receptacles if applicable per NEC art 406.12.
