05/28/2024 Fire New Construction REQUIRES RESUBMIT -Occupancy type is listed as A3, sheet A1.0 general building summary. You are showing a bar which will serve drinks. In my opinion you will be an A2 occupancy per IBC/IFC definitions. Explain why you believe it is an A3.
-Revise egress plan, sheet A1.0. Egress cannot pass through a storage room per IFC 1016.2 #5
-Main egress/exit doors need to swing in the direction of egress travel when serving an OL of 50 or more per IFC 10101.2.1
-Include ALL doors AND gates in the door schedule. Exit door hardware shall comply with Chapter 10 IFC. Panic hardware for A's required per 1010.1.10. Gates shall comply with the requirements of doors per IFC 1010.2
-Verify the outdoor seating area has fire sprinklers. If not, fire sprinklers will need to be added. Include findings in response letter.

Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

The site is in the C-2 zone (UDC 4.7.21). An Alcoholic Beverage Service (excluding a Large Bar) use is permitted in the C-2 zone, subject to use-specific standard 4.9.13.P.

1. Per UDC 3.3.3.G.2.c, a site plan (development package) is required for any reconfiguration of an area outside a building such as an outdoor seating area. The development package shall meet the Checklist for Minor Development Changes to Existing Commercial/Industrial Sites: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/minor_changes_to_commercial_industrial_sites_.pdf.

The development package is a separate submittal and shall be applied for under application type “Development Package” through the Tucson Development Center Online. The development package shall also be submitted, reviewed, and approved by all reviewers prior to Site Zoning approval of TC-COM-0424-00748.

2. Demonstrate that no more than 50% of the floor area of the shopping center is dedicated to uses with a parking formula of one space per 100 square feet of gross floor area or a more intense formula (UDC 11.3.7.C.3). A development package is required for the proposal if the above requirement is exceeded.

Please note a development package will not be required for the proposal if the outdoor seating area is removed from the scope of work and if the above parking requirement can be demonstrated.
