TC-COM-0424-00735 ADDRESS/PARCEL: 7500 E VOYAGER: UNIT 77/141-25-005B The scope of this plan review covers architectural, plumbing, mechanical, energy conservation, and electrical. All code references are to the 2018 International Residential Code and International Swimming Pool & Spa Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. COMMENTS: 1. Is the Equipment room being submitted under a separate permit? 2. Missing Cut Sheets for the following: waterline tile (including required depth markers), step tile, interior finish, deck depth/no diving markers, handrails, ladders, ADA transfer rail, rail anchor, ADA lift, main drains, wall returns, floor returns, spa jet fittings, pool & spa light niche, pool & spa light, jbox, transformers, any and all valves used. 3. Plan sheets do not match. There is a gate located on the NE side of the swimming pool on the site plan, but isn’t shown on any of the other sheets. Show said gate on all sheets. 4. Need full barrier drawings showing the fence and wall. Or label ‘By Others’. 5. Missing fully dimensioned pool & spa plans. Dimensions from water’s edge to the barrier are not enough. 6. Show both length and width dimensioned sections of both the pool and the spa. Include the steps/benches on both. 7. Missing any and all construction details related to the project. 8. Sheet 2, labeled Electrical & Bonding’, Construction Note 8 references a Sheet L3.1. There is no sheet L3.1. Is this in reference to a landscape plan from a different submittal? Clarify this note on the sheet, remove the note, or show the swings on the doors/gates. 9. Sheet 2 – The pool lights on the east side all seem to be wired to a box on the north side of the women’s restroom. Is that a transformer? Is that installed by Pools By Design? What size is said transformer? How is the power getting to the transformer? Please clarify on the plans or provide the requested electrical plan – see comment below. 10. Sheet 2- Label the size and type of conduit used for the light runs. 11. Sheet 2 – There is a door schedule on the sheet, is Pools By Design installing these? 12. Sheet 2 – Missing any and all Bonding & Electrical notes. 13. Sheet 2 – Per ISPSC 504.1 Emergency shutoff switch- “…shall be located within sight of the spa and shall be located not less than 5 feet but not greater than 10 feet horizontally from the inside walls of the spa.” The ‘spa switch’ located on the plan set shows the spa switch at 42’-5 ½” from the spa itself. The Jet Booster time is located roughly 13’ from the water’s edge of the spa. 14. Sheet 2- show the device mounting heights for the emergency shut off switch and the jet booster switch 15. Sheet 2 – move the FFE on the equipment room to a place where it is clearly legible. 16. Sheet 3 – Show occupant load for deck. 17. Sheet 3 – Include a legend or callouts for the following: deck tile, water line depth markers, no diving deck marker, ADA lift deck tiles, etc. Call outs for light fixtures may be called out on the required electrical plan(s) 18. Sheet 3 - The note “(2) ADA COMPLIANT CHAIR LIFT” should be revised. Call them out individually 19. Sheet 5 – note for Gas Stub calls out stub for SE4 – SE4 is labeled as a skimmer, should be SE3. 20. Sheet 5 – Include construction drawings or isometric on the equipment room 21. Sheet 5 – Show ventilation for the equipment room 22. S Sheet 5 – how drainage for the equipment room. 23. Show where all signage for ‘Rules and Regulations’ & safety information using a call out on the plan. 24. This comment wasn’t adequately addressed. Separate plan means separate plan. Show actual plumbing runs not just a trench from the equipment room to the pool & spa. Without plumbing plans, the charts located on Sheet 5 cannot be accessed for accuracy. Provide separate plans for both the plumbing runs – including trunk lines from the equipment room to the pool – and all electrical for the proposed project. 25. On the required electrical plan for the equipment room, the following is missing from the documents: load calcs for the equipment, panel schedule, feeder schedule. 26. This comment wasn’t adequately addressed. Plan still only shows deck depth tiles. Show location on the plan where the depth tiles are on the inside of the pool wall. Label on the plans all of the pool wall depth tiles. See Section ISPSC 409.2.1, 409.2.2, 409.2.4 27. More comments may be forthcoming once full submittal is received. Please upload your revised plans to TDC-Online with a revision letter outlining what has been revised on the doc set. Resubmittals will not be accepted without the revision letter.
