| 12/24/2024 | Commercial Building | REQUIRES RESUBMIT | Please submit your revised documents and provide a letter with a written response letter addressing each of the comments indicating how the Building Review comments were resolved. Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. 1. Sheet S101 General Structural Notes: Please amend the referenced codes on the construction drawings to remove the references to UFC 3-301-01. Additionally, please coordinate the design loads on the plans and the calcs so both so the same information. IBC 107.2.1 for example, the plans indicate Risk Category II and wind speed 103 MPH, while the Calcs, show Risk Category I wind speed 96 MPH. Treat this as a typical comment. Related to above, coordinate the Soil Bearing Capacity to be consistent on both documents, If using 2000 Soil Bearing Capacity, please justify. THIRD REVIEW Comment remains and is expanded: A. Sheet S101 General Structural notes #1 includes UFC 1-200-01 GENERAL BUILDING REQUIREMENTS, 8 OCTOBER 2019. Please remove from drawings or explain why this is relevant. B. The soil bearing pressure on sheet S101 General Structural notes indicate 1500 PSF, while the calculations are using 2000 PSF as well as plan sheet S103. Please coordinate, and if the design is dependent upon 2000 PSF explain how this soil bearing pressure value was determined. C. The concrete strength is 3500 PSI in the General notes and 3000 psi on page 3 of the calcs under materials and page 13 of the calcs and sheet S103 of the plans as 3000 psi. Please coordinate as all documents should be consistent. IBC 107.2.1 New Comments from third review: 4. Please amend the plans to list the required special inspections. For example, Concrete Strength. Additionally, provide the City of Tucson Special Inspection Certificate(s) with Parts A and B completed with the next submittal. IBC 107.1 SI form link: https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/special_inspection_certificate.pdf 5. Please amend plans to clarify the foundation system used, or provide a foundation plan, as it is difficult to understand the system being used. Is it a grade beam for the entire perimeter? If so, please provide details and call out for the end walls or provide callouts and annotate Detail 1 for this condition . 6. Please amend plans to update the construction type to reflect the construction used. IIIB is listed in the code information; however, the exterior walls do not appear to be noncombustible.
