Original comment: Provide a second floor plan for the top of the existing curved stairway that is being partially closed. Indicate the use for this space on the plans. Response: Please see the new Sheet A2.2 Enlarged Floor Plan showing the Second level for the staircase. The space will be used for storage. The existing stair to the north appears to be completely enclosed. No door or access was found for this area on the first floor plan and the newly provided second floor plan indicates the area being walled off and not part of the storage. If the area is to be enclosed, it would be considered concealed space and would be required to follow the requirements of 2018 IBC section 718. Clarify if this is to be a concealed space and if so indicate the required fire blocking per 718.2. Provide dimensions for the new walls to be built on the second floor landing area as shown on the second floor plan. Indicate if the two adjacent rooms shown will be used for storage and label accordingly. 1. Original comment: Clarify if the open office 120 is an office space, or is the area being used for an additional purpose. No desks or office cubicles were indicated. If the area is intended to be used for fitness equipment, update the occupant load calculations on sheet A1.0 indicating the sf with 50 gross sf per person. 2018 IBC Table 1004.5. Response: Please see revised A2.1 Open Office Floor Plan clarifying the use of the space as an open office, maintaining its current occupant load calculation. Update the life safety plan to remove the furniture layout lines that indicate the fitness equipment and yoga mats and correct the building response letter number 6 which still refers to the area as a fitness center. The use of these areas will be verified by the inspector prior to occupancy. 1. Original comment: Provide a life safety and exiting plan on the drawings that indicate the travel distances, location of the exits and the occupancy of each storage area. Show the location of the existing exit lights and emergency lighting/wall packs on the plans. Identify the four exits that are indicated on sheet A1.0 and update the required number of exits. This plan should include the existing second floor rooms that are at the top of the curved stairway, as well as any adjacent areas not shown on the partial floor plan that are required to exit through the renovated area. It appears that the new storage room 121 was an exit path and the stair 122 leads directly into the space. 2018 IBC 1017.2. Response: Please see the new A1.1 Life Safety Plan indicating travel distances to each of the exits from the business and fitness center. Additionally, new and existing exit light locations have been noted along with the four indicated exits. An exit path has been shown from Room 201 second floor stair and out to the nearest exit. Emergency lighting has been indicated. The Occupancy of each storage area has been indicated on the A1.1 Life Safety Plan, and the overall occupancy has been adjusted accordingly on Cover Sheet A1.0. The new life safety plan will need to indicate the second floor and the travel distance from the most remote point on the second floor to the exit discharge to the exterior. 2018 IBC 1017.2. Additionally the plan indicates the storage room 201 is only 154 sf however the second floor is shown much large then that. Provide a revised square foot and occupancy count for this area.
