Update the sheet index sheet A1.0 to reflect the submitted drawings. Sheets A3 and A301 are not included in the index and sheet E0.1 is out of sequence. 2. Clarify the demolition to be done in the restrooms, it appears there are some walls being cut back, and demolition notes 2 and 3 are not indicated. Provide dimensions for the new wall openings on the floor plans. 3. Provide a second floor plan for the top of the existing curved stairway that is being partially closed. Indicate the use for this space on the plans. 4. Clarify if the open office 120 is an office space, or is the area being used for an additional purpose. No desks or office cubicles were indicated. If the area is intended to be used for fitness equipment, update the occupant load calculations on sheet A1.0 indicating the sf separately with 50 gross sf per person. 2018 IBC Table 1004.5. 5. The room finish schedule does not match the room names on the floor plans. For example, the yoga room 119 is noted as storage and the game area and cyber café are not indicated. Coordinate the information. 6. Provide a life safety and exiting plan on the drawings that indicates the travel distances, location of the exits and the occupancy of each separate area. Show the location of the existing exit lights and emergency lighting/ wall packs on the plans. Identify the four exits that are indicated on sheet A1.0 and update the required number of exits. This plan should include the existing second floor rooms that are at the top of the curved stairway, as well as any adjacent areas not shown on the partial floor plan that are required to exit through the renovated area. It appears that the new storage room 121 was an exit path and the stair 122 leads directly into the space. 2018 IBC 1017.2. 7. Provide a dimension on the life safety plan for corridor 112 showing the required clear width of the egress path for the new doors outside of the women’s restroom. It is unknown if the new stair door will encroach into this width. The new stairway door, when fully opened, may not reduce the required corridor width by more than 7”. 2018 IBC 1005.7.1. 8. The floor plan key notes indicate the casework is per interior design drawings. Provide elevations and accessibility details for all built in casework. 9. The women’s restroom enlarged plan on sheet A5 indicates the clear floor space for the accessible toilet as being only 4’ 11 ½”. The required distance measured perpendicular to the sidewall is 60” minimum. It is the depth that can be reduced to 59” minimum (floor mounted toilets). Provided an updated plan with the proper clearances. ICC A117.1- 2009 604.3. 10. Provide a clear floor dimension between the toilet partitions and the edge of the vanity countertop in the women’s enlarged floor plan. A minimum of 42” is required. ICC A117.1-2009 604.9.3.1 (a). 11. Clarify the location of the men’s accessible toilet stall. The plans and the enlarged floor plan indicate a partition in the required floor space and no 60” clear stall was found. ICC A117.1-2009 604.3. 12. Clarify if the restrooms will have a paper towel dispenser or hand dryer and show the locations on the enlarged plans. Coordinate with the electrical plans if required. 13. Clarify if the toilets will be floor mounted flush valve as indicated in the plumbing plans or if they are to be tank type as shown in the elevations on sheet A5.0. Coordinate the drawings. 14. Indicate the required fire wall ratings on the drawings such as the existing stair enclosure near the restrooms. 2018 IBC 707.3. Note on the drawings that any openings, existing or new within the fire rated barrier will be filled to match or exceed the fire rating of the wall. 2018 IBC 714. 15.
