1. Please write out the applicable codes that are noted under general notes on sheet A1 and not abbreviate. It is not clear if the “IEC” is meant to be the International Existing Building Code. Include 2018 International Energy Conservation Code on the list.
2. Clarify the occupancy load for the space, the occupancy load on sheet A1 has the calculations for both the floor area allowances as 13 as well as occupancy based on number of chairs and employees at 25. It is not known if the tenant will be asking for a concentrated business use area from the City of Tucson per 2018 IBC 1004.8.
3. Clarify the location of the transformer shown on the floor plans and coordinate with the electrical plans. The information in the drawings indicates locating the transformer in a well-ventilated area free from moisture heat and dust. Installing it next to the washer/ dryer and utility sink does not appear to meet these requirements.
4. Provide distances and required clear widths for the exit paths on the egress plan sheet A4 from the most remote point in the space on the drawings that is in compliance with the 2018 IBC table 1006.2.1. The egress plan shows all occupants exiting to the front however the ceiling plan sheet A5 and the electrical lighting plan sheet E1 show the back door as an exit as well. coordinate the drawings.
5. Indicate the accessible door clearance for the storage and wax room on the plans, a minimum of 18” is required on the latch side. ICC A117.1 figure 404.2.3.2.
6. Provide an enlarged floor plan for the restroom that includes dimensions and all required floor accessibility clearances for all plumbing fixtures and accessories.
7. Show the bar table on the floor plan and provide dimensions and required clearance at the sink to determine accessibility of this area.

1. Update the dryer vent detail on sheet M2 and remove the flex duct that is concealed in the wall cavity. Dryer exhaust ducts shall have a smooth interior finish and shall be constructed of metal. 2018 IMC 504.8.1.

1. Indicate the location of an existing emergency light on the exterior at the exit doors to illuminate the landings or indicate new fixtures will be provided. 2018 IBC 1008.3.2 (5).
2. Indicate the location of all “night lighting” on the plans for egress illumination in the main areas. All rooms and usable floor surfaces in a building shall be equipped with artificial lighting and shall be illuminated at all times that the space is occupied. 2018 IBC 1008.2.
