The lease probably does not show mixed/combined dining spaces. Each business are still separate from each other legally. Each must still have a c of o that reflects legally what they can claim. Therefore, please make the necessary corrections below: 1. I noticed that you have submitted a totally separate permit application for Pho Saigon, meaning you are applying for a c of o for it showing a floor plan that shows the wall being removed between the two restaurants. 2. Similarly with Blind Pig. 3. Please correct the Blind Pig existing patio 382/15=25 (not 66) on both plans. 4. Show an imaginary demarcation dashed line between the two restaurants. 5. The previous permit for Blind Pig from 2019 shows a dining occupant load of 541/15=33. Reflect this within the area below the demarcation line. 6. Above the demarcation line show 1233/15=81 7. In the Code Analysis, please show the following: 4. Occupant Load for Tenant Spaces (remove combined = 176.L.) Existing Blind Pig kitchen/services no change 1222/200=7 O.L. (remove Existing Pho Saigon Kitchen.......=6O.L.) (ADD) EXISTING BLIND PIG DINING ROOM 492/15=33 O.L. NEW COMBINED DINING ROOM 492/15=33 O.L. BLIND PIG + 220/15=81 O.L. PHO SAIGON = 114 TOTAL (remove Existing Pho Saigon dining room = 49 O.L.) (remove Existing Outdoor Patios = 106 O.L.) (ADD) EXISTING BLIND PIG OUTDOOR PATIO 382/15=25 8. Now that the resources of both restaurants are co-mingled. You will have to somehow make some changes to the sprinkler system, the fire alarm, etc. You cannot have the situation where the fire alarm goes off on the Blind Pig and the Pho Saigon does not go off. Similarly, the fire alarm might go off on the Pho side and not on the Blind Pig side, they would have to be interconnected as called for by the building code. Please submit to the fire department regarding these changes for their review and approval and inspection. 9. Please resubmit. |
