Provide a complete schedule of special inspections and required construction observations in accordance with Chapter 17 of the IBC and Phoenix policy. BUILDING REVIEW COMMENTS: Denied 1. Sheet A1.0: The occupant loads provided have been calculated incorrectly. The rec room and multi purpose room would be considered assembly area and should be calculated as such. Provide updated occupant loads in accordance with Table 1004.5. There is a distinct difference between occupancy classification and occupancy use. The exceptions provided in Section 303.1.2 apply to that of classification and the requirements of max. allowable area, height, stories, mix-use requirements and overall classification of the building. So yes, this room is considered as business in the overall context of the structure and can comply with the business requirements previously mentioned. However, when calculating occupant loads, one must calculate based on the use of the space. The rec room and multi purpose room use is assembly and the occupant load must be calculated as such in accordance with Section 1004 and Table 1004.5. 1. Sheet A1.0: No egress plans have been provided. Provide detailed egress plans. 2. Sheet A1.0: Based on new occupant load calculations, the exit doors are swinging in the incorrect direction. Provide correctly swinging doors in accordance with Section 1010.1.2.1. 3. Sheet A2.0: Based on new occupant load calculations, there are an insufficient amount of exit signs. Provide a sufficient amount of exit singings in accordance with Section 1013. Miracle Mile – C-2 Community Center for Multifamily (1st Review) TRANSMITTAL DATE: April 28, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the C-2 zone (UDC 4.7.21). Multifamily is a permitted use in the zone, (Table 4.8-2). 1. COMMENT: Zoning has reviewed the building plans for compliance with Development Package (DP) TD-DEV-0323-00190 and all though it appears that the plans match, until the DP is approved by all review agencies Zoning cannot approve the building plans. 2. COMMENT: Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide dimensions for design grade to the highest point of the exterior walls on the elevations so perimeter yard setback requirements can be determined. 3. COMMENT: The DP sheets provided in the building plans either need to be the approved stamped plans, marked as for reference only or removed from the building set.
